Your plans seem expansive and maybe costly. Id spend just a bit more and get a proper professional plan done.

If it's your forever home go for what best suits you eg cork is best for feet knees and anti microbial and there are beautiful cork planks wch look like timber (see ready cork). It's also warmer than timber. But apart from cork timber look planks I'd only go real timber floorboards not anything else. Wormy chestnut is harder than tassie oak but much same price Carpet for stairs reduces noise of footsteps. I got Godfrey hirst one made from sugar cane beautiful and great for pets Hope this helps

i wonder if the red travertine would be more interesting on the vertical panel around the front door right up to the higher roof as well as the verandah floor.?..would be a really striking feature against all the grey and white and maybe some galvanised steel for the posts and/or garage door? Sounds like it will be a great house in a fabulous location, good luck with your new home

I LOVE that space- it's going to look superb. What a floor!! We have this lovely table and chairs that I think would work really well with your kitchen area. As you can see, they really pop against dark walls, and the timber is light enough that it won't clash with your other timbers. The grey of the chairs softens your colours, and makes them look even more luxe. Good luck, it will look amazing whatever you go with!
