I am adding shutters found at a flea market as headboard for guest bedroom this year. I found many useful items from community sales. I frequent local beach decor shops some pricey to get ideas for arranging and adding items. I would put couch so can look out window to garden. Put it floating in the center of the room, Tv on wall. Two chairs sort of where they are now in photo. Small table and chairs located near door and kitchen. Looks like not much space there but look at ikea furniture as it is for small spaces. One ikea table is shown to be against wall and then pulls out to enlarge, it might work for you.

Emily, with being a renter, I'd definitely check Pinterest for temporary solutions. I've seen DIYs where you can starch fabric to walls with an iron. Also try temporary wall paper/decals, but I'd test a small area first. Cabinet makers or even yourself would be able to create a flush vanity without attaching it to the wall. Plywood, especially hoop pine, has received a lot of traction. It really gives a clean, organic look that you could have custom cut to fit in the area. You could also use it on the wall – it could be stained, left natural, or painted for a feature. Have a look at EchoPanel. It is a decorative, acoustic pinboard that would add a splash of color/design. If it is above your vanity, you could pin pictures, inspirations, etc.

The front of your home looks like homes in Las Vegas, Nevada. Are you more interested in a bathroom along these aesthetics? In Australia the bathroom you have shown would be a very common look. If you are staying in the home for a length of time, and your budget meets your wishes. Then change it to whatever you would feel more comfortable with.

Dee re the sink in the laundry in my previous plan, I was hoping that the vanity basin might do double duty? But I must say that if the powder room can be kept separate that is my first choice . If the laundry can become a European Laundry cupboard under the stairs that would be excellent. Your lovely old terrace needs to keep as much open space as you can achieve as this along with the new extension will allow important light iback nto this space and by tucking the laundry under the staircase works towards this I just saw that you are having my favourite bathroom layout with the Japanese Shower bath set up, well done
