I have two dogs and they both live and play inside. At one stage we had three. Our floors look no more worn than the day I oiled then 6 years ago. We will be selling in around a year and at that time I may rotary with a white pad (never need to sand again)but really there is no need. After 30 years of fixing timber issues, it breaks my heart to see such a beautiful substance treated with a toxic plastic bag. This is our puppy the other day with a sore foot.

My husband loves the ceiling only suggestions and also keeping the timber below the dado. I'm not as attached to all the wood and after a total revamp .... I had thought white ceilings and lime washing walls, but realised I'm after a brighter interior. I will have a look at different painted wall panelling. Definitely don't want to go from a wood overload to a white overload! MB you are so right choosing a white is the hardest part! I'll be in touch Milray Park. It is probable that your hall will continue to be dark, and that the lights will need to be left on, even once you have painted the timber-work. Perhaps check out some options for improving solar access - Velux sky windows, solartubes or Illume fibre-optics. Given the cost you will be looking at to paint = sanding prep, 2 x coats of sealer, 2-3 x coats of paint + labour (if no diy)......would you consider a wallpaper?? leave the timber architrave and wallpaper over the panel with a neutral-white seagrass wallpaper ??

Hi there, tiles on the floor of a bedroom? It sounds a bit cold underfoot unless you are having underfloor heating installed, but then perhaps you are renovating in warmer climes than where I live! I would recommend going for a matte or satin finish in the bedroom as the gloss could look a little sterile.also If you have a connecting ensuite, you wouldnt want to run the risk of slipping on the floor if you have wet feet :o
