Unsure of the cost of the skylight as that was already installed when we purchased the house. The floor tiles are standard 300x300 rectified porcelain, and the wall 300x600... I'm sorry I can't remember the names of them. They were purchased from Swan Ceramics in Perth though. If I happen to find the receipt I'll be sure to post on here the product names :)

hi we have about six months ago now, re done our bath room , similar size to yours, and , i can take some photos and email them to you , we have maximised space, and walls , put in a white stone bath under the window , it is a metre in width , with a cool water spout coming off the centre under the window we pu t afalse ledge in to sit , candles etc on , , we tiles floor to ceiling, off white , wall mirror cabnit with three mirrors , inset into the wall so its only sits out a we bit from the wall tiles , floating bath room vanity , so that it makes the floor space look bigger , . matching stone square basin sits ontop of the vanity to one side so plenty of room to sit all your bath room stuff when need be , seperate shower all tiled as well , with inset , shelves for shampoo etc, also , when you open the bath room door and walk in when you close the bath room door behind it next to the shower is a very narrow floor to ceiling shelvec for towels, now the hole is there we jaust havent got the shelves put in yet. , we gt loads of comments as the bth room dosent look small evn though it is , , most expensive item the sqwat extra wide stone bath , made to order basin / tap ware and shower spray thing ,oh and the white stone vanity which we had made to order as well , due to the sizing .

Hi maryprior892 Thanks for posting the extra information it all helps in gaining some understanding, I think it is possible to improve this existing house in a cost effective manner. Just a minor item that I picked up in regards of equipment - I think you mentioned that the existing STORAGE is actually a covered internal courtyard - I also notice that you have a hot water unit in this space - you should check that the hot-water service (if it is a gas unit) that it has sufficient ventilation and is not an external units that has been closed in - any plumber will give you this information - enclosing gas units that are designed for external use is not a good idea. I think that if you are going to make changes it not only should suit you, but also have a good resale opportunity - considering your upstairs areas it might be better to add a decent En-suite and walk in robes and getting two or three bedrooms downstairs - in this way you would have parents areas separated from children - this might have better resale and use that a tiny ES. The third bedroom downstairs could be gained by enclosing the RUMPUS room and providing access to bathroom areas by a corridor to existing bathrooms. This would also aid in getting containment areas for heating - at the moment the plan shows one open space including the upstairs - lots of heating in winter in Tasmania for all that area - some compartmentalization would probably help in combating yearly heating costs. The existing living area are certainly ample, so the loss of the rumpus to a bedroom does not detract greatly to the overall house, and in the meantime you could use the new downstairs bedroom/rumpus room as you have already mentioned as a library. I think this is achievable, but before doing a physical change, I would have a fully developed plan which includes all existing and proposed furniture to scale, with a few 3D views to enhance the concept. (It easier to change drawings than walls - a lot less dust and much cheaper) I would then obtain the opinion of a Real-estate agent (the Real-estate agent you bought it from is not a bad place to start) and maybe two others. This might help in making long term decisions in regards to investment for the future. Staging your proposed renovations is also another approach that you might investigate. Above all I would retain and obtain as many ocean views that you can possibly get, I assume that the ocean views are at the front of the house (" revealed an open fireplace in the front lounge which also has ocean views so that is fabulous.") If possible you might consider developing an external eating/sitting/entertaining area with ocean views - I certainly would be a buyer, and I would assume that it might be supported by the real-estate agent. challenging! i think a separate toilet and vanity area and bath/laundry works better and allows for multiple person occupancy but, measurements are critical so, a toilet shortest front to back leaves more leg room and an extra big drop in handbasin would look best in the bathroom instead of a laundry tub and what about an old fashioned shower curtain instead of a glass screen if you like the big bathtub with shower instead of a walk in super wide shower with glass screen. The scale of the laundry/bath wall cabinets will fit best (and have more storage for linen, laundry supplies and shampoo etc) if you use a 30cm deep kitchen wall cabinet (with mirror doors) instead of the usuall medicine cabinet depth The tall skinny cabinet in the vanity area should just fit an ironing board and skinny vacuum cleaner with linen under the small drop in (makes the bench more spacious) handbasin ...The doorway into the vanity area has no door, although an in-wall slider would be OK coming from the toilet side, a swinging door would just be in the way...the two windows in the bathroom are placed to maximise ventilation and should be no more than 75cm wide and 120cm tall (frosted glass?) Careful choice of fittings should have everything fitting in OK, good luck with it
