We have used horizontal powder coated slats that come in panels, they are custom made to fit each space. We used them in patio, we have the wide spacing to let in light but you can have smaller spacing for increased privacy. We also used them for privacy reasons as our back patio garden area is tiny and very close to neighbours. Will post a pic. Pic one completed privacy, pic two before we painted and put up the screen. It would meet all your environmental requirements for weather. And comes in all colours of powder coat including wood grain

louvres are expensive ..our remote controlled one for our roof costed us 16-18K as had to go through council for permits..it also depends on how big the space is to be installed..this was done a few years back so prices might have gone up..considering our sliding sunroof was 26K we got a bargain with that..as louvres are not water tight..

Hi there, re the fence my choice would be the same colour as house with either same colour slats or your window surfmist both would look classic, definately NO timber here. Because you are on a corner block I'd be planting a hedge inside the fence with something like Murraya asap, Jim Henson could advise. I would consider Pleaching them up to where the slats start so that you could under plant with something pretty, I'd also consider adding garden lights as per attached photo. plus I would also consider putting "Eye lid" down lights on the exterior posts of the fence, this could add great street appeal for your wonderful very large house (is your whole family moving in. The garage, either same as wall colour or Monument is my choice. cheers,

Hi, You've received some great ideas above, and definitely landscaping will play a pivotal role in softening the facade of your house and providing street appeal. As you are looking to sell it's important to look to the street your building on and the colours of the houses around you too. Will you be having the front facade fully rendered as above? If so keep the tones neutral to appeal to a wider market. This size house is probably going to appeal to a professional couple which means they will want something with not too much maintenance. A colorbond roof is a great choice for security and ease of maintenance. Choosing a charcoal like Monument for your roof and gutter adds depth. Consider Surfmist for the Fascia as this will lift and lighten the front. For the Front Portico Piers I would choose a contrasting render colour to add depth to the design. Your window frames should match your roof. If you do an Aluminium framed front door this colour will be the same as your windows and you would want to match your front door to it. If you do a timber front door frame you can paint your front door and frame the same colour. which will be more consistent and appealing to the eye. I wouldn't suggest doing anything too wild colour wise for your front door as you have a narrow facade and it will polarise buyers. Keep your garage door as close as you can to your render colour to give your facade the illusion of size. An exposed aggregate driveway in a colour such as Labassa would pull it all together. Depending on where you are building, the other consideration is Developer Guidelines. If you are doing a knock down rebuild this won't affect you, however if you building in a new estate your Developer may require you to stick to a colour palette they have created.
