If you are considering using aluminium windows then ensure they are thermally-improved or thermally-broken frames, standard aluminium windows conduct a huge amount of heat into and out of your building, decreasing comfort and increasing running costs. Timber windows and thermally-broken aluminium windows are similar in terms of thermal performance. Well painted timber windows should be maintenance free for 10-15 years, yes they will require more effort over time than aluminium but it is not a weekly event. This is still a major factor for many people in making this choice. Accoya timber (have a Google) is relatively new but does appear to allow a painted finish to last even longer. Double glazing, yes it costs more but not twice as much. If you buy good quality frames why would you not also buy good quality glass (and vice versa). It can be relatively easy to replace the single glazing in your existing frames with double glazing although this depends on the frames themselves. These are probably the largest areas of glass in your home, if you use single glazing you will lose more than 50% of your heat through them (depending the level of insulation in the remainder of the building, possibly more) hence choosing the right glass is incredibly important. Building comfort is a product of many many factors, each decision contributes to the whole. Be mindful of 'death by a thousand cuts'. I hope this helps a little.

I do like the idea of the hob in the island so you can be connected to the living area while cooking, but splatter can be a problem. Have you thought of connecting the island to the bench under the window, and putting the hob at that end of it? That way you could have a low splashback in front of the hob. It looks like you've got plenty of space to be creative with the shape of the bench here if, as I suspect, there are doors adjacent to this area. When I lived in Italy, I saw an apartment kitchen where the space was very limited, and they had a door to the balcony from the kitchen, so they had to very creative with the layout. The bench was a lovely sinuous shape, which tapered from the bar/eating area to a narrower end in front of the door. It was absolute genius. The sink and dishwasher could also move to this area if you have the budget to move the plumbing, keeping your cooking and clean-up area together, and the splashback would provide a bit of cover for dirty dishes. I like the idea of moving the cooking and cleaning zone away from the thoroughfare of the stairs. Alternatively, you could move the pantry into the alcove and put the sink where the pantry is currently. You could make the alcove area galley style, which would make that area feel more spacious. Am I right in thinking that outside the kitchen window is an outdoor dining/living area? Are you planning on changing the window so that it opens up more? A bar either inside or outside the window would provide a nice connection from the kitchen to the outside, especially if you move the hob to this area. You have so much space here that your options are pretty much endless. I suggest having a good play with cutouts of your appliances on a floor plan to see how you could make the space really sing.

Hi Anne, there are some good suggestions above, in addition the question I always ask is "where is north"!! This should be a consideration too, and it's a little hard to tell how this open plan room connects to the rest of the house - is it the door at the end of the lounge, and are those solid walls at that end? (You might want to consider taking the windows further into the corner of the lounge, to ensure you can see the view from your couch/lounge chairs etc). I am quite curious about what "view" it is! Ocean? Mountain? Although a kitchen-sink window is always great, because you tend to spend more time socialising and meal-prepping around the large island, we would suggest trying to have the island face the view, or if side-on to the view, that it isn't obstructed by other benches. With your room only 6.5m wide, if you rotated through 90degrees and placed the kitchen on the long wall and leaving the pantry/wet room 'behind' the kitchen as in the current arrangement this might potentially block the flow of circulation through to the rest of the house. You could consider leaving the kitchen as-is but moving the kitchen sink bench to the other side and making this a 'tall things' zone (fridges etc) and moving the sink to where the fridge was, and moving pantry entry to the same side as wet-entry. The reason I suggest this is because when you are cooking intensely, you want to minimise circulation routes through a kitchen, so people can come and go and access the fridge (and the wine!) without interrupting the cooking. Of course it is only access to the pantry, so this might be fine too however if you did move the pantry entry to the other end this would create a protected cooking zone at the 'view' end. Ultimately, there is the opportunity to fully glaze the view whether the island is side-on or facing the view - exactly like the kitchen image posted above! (But insert your view into the picture!) As a side note, some builders only complain about sliding doors because they are harder to install and problematic to fix if the architraves need to be removed and replastering done (compared with simply rehanging a swing door!) For a good builder it should simply not be an issue and will significantly improve your access to the space, we always do sliding doors into pantries! Also ditto about the width of the pantry, 1.8m would allow a 600mm bench space on one side for appliances to be kept out, normal depth drawers under and shelves over, and a wall of 300mm wide shelves the other side, this will genuinely feel like a 'big' pantry. And finally - a suggestion to NOT put an oven in the pantry if 4doz bottles of wine are in there! Even if you are not cellaring long term wine likes a nice stable (and cool) temperature for storage.
