Cloudyhaze....I think all of the options look good, but it just depends on the look you personally wish to have for your house, because painting the ceiling white will COMPLETELY change the look. My sister has just bought a place that had brick walls and exposed ceilings that had the beams painted mission brown and the ceiling was in some form of raw chipboard type material. She wanted to brighten the place up before she moved in and got it all painted white. It looks beautiful, but I personally would have thought of other options before painting the brick etc. She got a quote for plastering (sheeting) the sections in between the exposed ceiling beams and it was a lot more expensive than painting. If you are keen to paint just the panelling in the ceiling, then I would get additional quotes. I am no painter but I would suspect if it has shellac on it, it will just need an initial sealer on it, before putting on the 2 coats of flat ceiling paint. I think all of the options will look beautiful, because the high ceilings are the feature.........it just depends on whether you are going for a more rustic look, mid-century look , more modern look...I am not sure of what all the designs are called. Just to throw another option into the mix – look up Marmoleum for your kitchen floor – it's a modern version of linoleum (not vinyl!). It comes in the most amazing range of colours and looks (about 300 to choose from – from very bright primary colours through all the secondary and tertiary colours, marbled or stripey or plain), has all the green credentials (97% natural components like linseed oil, wood flour, jute etc; nearly 50% recyclable content and 100% biodegradable – it even smells great when it is first laid), extremely hard-wearing, easy to clean and maintain, comes in either sheets, tiles or planks and it is quiet to walk on. It is used in hospitals and schools because of it hygienic characteristics and doesn't give off volatile gases like vinyls. We have put it down in our new kitchen about six months ago and I love it. One of the things I love most is how quiet it is – no clicking, clanking noises as people walk on it. It sweeps clean easily, wipes clean (for spots), mops beautifully every now and then and looks wonderful. Highly recommend it!

Hi new to all this but thought I'd pass on some fan tips; Be very selective of the shape of the fan blades. They all look stylish but in my experience the flatter the blade the less air they move. We have now gone back to the original metal fans with the blades that bend at the edge, http://regencyfan.com/industrial, our fans are more stylish than the one shown (the blade shape is nice and clear in this example). Our weather in no where near as warm as yours I'd hate for you to make the same mistake we made, twice, before we learnt. Look at the fans motor size, some of the expensive and lots of the cheap ones have small motors that don't last long, unfortunately price does not dictate quality in this case so don't get caught out. My husband is a mechanic and this is one of his "things" when every we shop for electrical items (drills, fans, pumps etc.) always make sure the motor is quality and large enough to do the job and last. How may speeds. We have 8 fans in our home, one is in our extension and was purchased at a different time; It's low speed is realllllllly slow the next one is so fast it's like a cyclone and I'm not game to try the third one in case it dismounts from the ceiling. Be careful not to mount fans too close to down lights or you get a flickering effect caused by the blade passing over the light. Try not to mount the fan directly over the dining table as it will cause food to go cold. I'm with mydesignobsession when it comes to style/look I prefer visitors see my wonderful eclectic decoration then my ceiling fans! Good luck

We have been building our house for over two years now. The supply chain downturn has made it a nightmare. We are camping on the mezzanine floor of our warehouse so it isn't costing us to wait, but if I had rented a property while building we would be in trouble now. I purchased most of our plumbing supplies early in the build so at least those items have not gone up in price, but many others have. We ordered and paid for a cantilever pool awning in February this year, and it was sent in three lots. The last delivery was two weeks ago. I suspect the company was having a hard time getting it out of China, so not their fault. We had quotes for fly screens/security screens that totalled over $25,000. We had to forgo the security screens in favour of fly screens for most of the house. We had a quote for a large aluminium mesh panel to place on the front left corner of the house which was over $25,000 also. The fencing company got an order wrong and we ended up with the wrong colour louvre panels on the front driveway sliding gates, plus the wrong colour for a fence. We have managed to turn it into a positive by keeping the wrong coloured louvre blades, and they will now be put up vertically on the front corner of the house, instead of the aluminium mesh. They are six metres long, but the house is two stories, so all good. We had to keep the gate panels the same, so the wrong colour will have to be exchanged for the right colour. People are still building houses here, and some of them are going up very fast, so I don't understand why ours has taken so long. We have purchased most of the goods locally, but I suppose the suppliers are having trouble getting them from overseas. I am at the point where I am losing interest in this house, which is a shame because it will be a beautiful house when finished.
