One or two bathrooms in a new build??

Hello, my partner and I are in our mid-late 20s and building our first home. We have bought a beautiful bush block just outside of Launceston in Tasmania, and would like to build a modest house that is beautiful but not extravagant. We are rather conflicted at the moment, deciding on whether we should have two bathrooms or just one, as well as a study or not. We know what we would ideally like, but other people keep giving us their opinions and our house plan keeps getting bigger and bigger...

We understand that for resale it might be better to have two bathrooms and four bedrooms/3 bedrooms + study...but we would prefer to just have one bathroom, as we really don't think it's necessary to have two, even with guests or kids. We don't like the idea of having to clean two bathrooms, or paying for two bathrooms to be installed when the second will hardly be used at all. We want the house to have 3 bedrooms, but we really only want to have one main bathroom close to the master bedroom and one additional toilet closer to the other bedrooms/deck.

We also want to keep our mortgage as low as possible, and don't like the idea that extra rooms and bathrooms will add to our building costs.

What should we do?!
