Comments (3)probably too late now but my suggestions include 1. exchange the glass slider in the laundry for timber framed glass door with venetian, 2. changing the internal laundry door position allows for extra storage, accessed from the hallway, while still allowing 2.7m laundry counter with space for a drop in sink, under bench basket, washer and floor standing dryer (very happy with this arrangement with wall cabinets and hanging rail) 3, reducing the depth of the pantry to 1200 and changing the pantry door allows better use of the space, easy access to set down counter for fridge and unloading groceries into the pantry, room for full size freezer and the space taken off the pantry is added to 4. bigger bedroom with smaller wardrobe and the re-positioned door gives more flexible use of the bedroom and extra storage from the hallway...BTW check out the good tax rules for owners who rent their homes for up to six years.....See MoreDesign ideas needed for internal rearrangement.
Comments (28)I have to put my hand up again I love builders and they are the to go to guys to build things but designers they are not, if they are given a plan already designed they have the know how to make it happen. My problem with your house is that when the last extensions were done the family room ended up in the middle of the house surrounded by other rooms, this could have made everything quite dark and closed in. I have removed bed 2 for this reason so that the space can be opened up for more usable area plus a larger entrance and more light inside. Bed 2 can be replaced with a much better master suite using the living and dining to allow an ensuite and WIR, this to be done when needed and money allows for fit out of the ensuite but until then it's a wonderful Master bedroom. For now the existing dining can be opened up or not to the narrow passage , to be used for kids play room/study or guests. Changing the entrance to a bigger wider one gives great street appeal and easier access whether it be by stairs or ramp. I prefer the laundry where it is close to the bedrooms, this can have another much needed WC and even a shower using the existing plumbing from the bathroom next door. This laundry bathroom should be setup with possible wheel chair use in mind, The washing machine and dryer stacked and installed into a cupboard using one of or similar easy ducting systems which uses a 6" flexable tubing up into the ceiling and across and out down through the eaves. cheap and easy, no expensive dryer required. Also the current access to the bedrooms is in the wrong position making it a hike from the entrance and kitchen to the WC, changing it to the other end makes for better access. Importantly the kitchen to remain in the same position but removing walls to open up and adding a 1800 x 900 x 3 x 600 pot drawers for great storage, The 600 Pantry will double it's storage by simply adding drawers. plus so easy to find things Try to re use as many doors and windows as possible and making them as large as possible in the family kitchen space. Lovely sliding doors from the current living room verandah adds a special touch for either living or bedroom, with the entrance moved that verandah is now a usable space for chairs and small table. Comments (14)I was just thinking of making more of a substantial open living space, in terms of the extra floor space to the east, as I can see it being the part of the house that we would be in all the time. In terms of the north side, we are on a corner block and so there is a 4 metre setback on that side, which we are already at. I don't know much about these things, but I assume that wouldn't be able to be changed. I am planning a nice garden on that side of the house anyway, which I am excited about, and we like to have the space all around the house (i.e. no fences close to any of our windows, giving the feeling of privacy and space in a modest suburban block). The other thing I think of a lot is regarding passive solar design principles, and having our house oriented the way it is (West facing), I am reluctant to do anything too major unless we can really capitalise on this. Having the bedrooms on the northern side does work really well for us at the moment, as we use them a lot - with small children napping and my husbands office being on that side. Although that will change when the kids grow up... I'm hoping we can at least add some skylights or something like that into the extension area/kitchen in order to bring in more light. Comments (9)Are you talking about shoes for guests or shoes for you as well? If you come in through the garage your main provision for shoes etc needs to be located there. If you need somewhere for guests to leave their shoes when they enter then something near the front door makes sense. Bargainhunter's suggestion looks lovely and is practical in terms of both storage and somewhat to sit to assist with putting shoes on and off. I've seen shoe racks on front porches but if you have the space I think something inside the door is better. I don't see why a nice cupboard should detract from appearance of the entrance. On a more practical note I'm more concerned about the effects of having a void on noise and energy efficiency, I know they are trendy right now but I think sometime in the future there will be a trend to fill them in and convert empty wow factor into useable space....See MoreUser
