@ deanli14...the problem is that the neighbours don't want the tennis court fence as it is..more they want it lowered...thus depriving johnmcintyre of his privacy and the local Council is dictating what can and cannot be done....its not about planting for privacy...quite the reverse, the neighbours want the view! I've had an idea that might help. It is my understanding that today anyone wanting to build or alter any structure can employ a private building surveyor/inspector to approve the plans and then the final structure...and I understand that this applies everywhere in Australia. So there is a way to by-pass all the nonsense. The Council does not have to know about or approve anything. You are employing (paying) a private building surveyor/inspector to help you get what you want on your own property. I think its all got beyond a joke. Just by-pass all the red tape and the neighbours! I've extended my house to incorporate a very large semi enclosed veranda, I've had a large water tank erected on a tall stand so it gravity feeds into my house..and have erected several 3m tall greenery covered screens along my fenceline adjoining the neighbours.. for reasons of privacy.....all without the local Council even knowing about it because I employed a private building surveyor for it all from start to finish. You would be paying him to be on your side and get you what you want and he does not have to submit to Council, he is his own boss and your client. You'd need to get a draftsman to draw up the plans to start with...then it should be smooth sailing.

Hello Fianou, Congratulations on your charming home. I think it has so much potential. I love the idea of teal, it is fresh and welcoming. I was thinking to give the home some street appeal and to also make it extremely functional. I would see if you could afford to put a wonderful wooden deck out the front, and then I would have window shutters painted teal placed on either side of the windows to give it street appeal, if you could afford to paint the brick I would paint it in a happier white tone with the blue accessory trim on the shutters on each window and also on the roof trim to tie it all in. On the deck I would have flower boxes painted in the same teal colour or whatever colour you choose to link in the whole story. I can see it can be so sweet and charming and a real place to call home. The timber fence at the side would also link in with the decking at the front. My parents have a covered south facing alfresco in Perth. It's great in summer. In winter, they use a paved and pergolaed (with deciduous vines) area further from the house that gets full sun. Consider losing the bay windows. They will be unbearable in summer. Or push the eaves out, or plant some deciduous trees in the front. I would shift the rumpus room to where the laundry is. Give it a view. Also, it's probably where you'll end up sitting on hot summer days, as your formal lounge will still get a lot of heat. Consider shifting the master to the righthand side of the plan. You could get a lovely triple aspect (north, east and south) bedroom. You could have double doors that open onto a private seating area too. Put the laundry where the master is.

Hi Sarah, hope you enjoyed your travels last night, that's something we have spent our lives doing plus living in different countries. Do look into the attic room/s they are lovely and the Velux skylights very unobtrusive, look great and if positioned correctly take care of venting any hot air, as I mentioned ours were pivoting ones and could be locked open in several positions. I much prefer these to dormer windows, you don't really notice them. The stairs were built off site and lifted into position and installed, built in. At the time we did ours a very good friend a builder did the same but just completely opened the whole ceiling space right out towards the gutters into a large bedroom play study area for his daughters, also using Velux windows. Glass ceilings, like Velux windows have been around for years, believe me I know, we're both getting older. Velux windows can be used as glass ceilings in opening and non opening configurations. I would love to see you keep the outdoor loo as well and updating the old shed into a new connecting space to the house, perhaps a glass breezeway. I will have another look at your plan again over the weekend. I love your front iron gate as well, auto sliding driveway gates work really well and would really fit with your carport. My brother in law put in a tall timber sliding gate at his last home, lovely cheers
