Thanks for the feedback all... Here are some samples and it just shows how important to see them in the actual environment. Looks a little too dark even with a lot of light the longer plank is embelton brand and the other two are colonial quickstep. The two darker boards are already showing the hand prints. The embelton board (Belmont dark) was slightly cheaper albeit they had a special on that coloured board, so it should come in around $32 Sqm for the different colours. I'm almost sold on embelton as the look and feel is more advanced to the colonial. I'd love to go with real timber but this isn't my dream house, plus I have concerns that it would be truly appreciated based on the area I live. I'm aiming for a hybrid coastal look and just finished the walls in antique hamptons, so re painting in the short term isn't desired. In the pics the Belfort dark looks fantastic c but maybe I aim for La Mancha or maple in the embelton range

I'm with Trek, dark flooring just shows up too much mess - over a large area it will even show dust, especially if it gets sun. I really can't understand the need to put tiles on kitchen floors, they are so hard and unforgiving, especially on your body and can lead to tired and aching legs if you are standing for long periods and even backache. Have you considered a lino floor? These days it is not cheap, but there are some good patterns in it that look like tiles or you can just get something reasonably plain but it is so much kinder to your body. Cork tiles are also another option as they come in many colours now. Otherwise, maybe look for a laminated or vinyl flooring that matches your existing flooring and rethink the colour for the existing flooring to match the kitchen.

Baltic and cyprus pine look nothing alike. That alone would make me choose the recycled baltic. My own home has spotted gum floorboards, some of them 70yrs old and a patch of them less than a decade old, you can tell it's a new section but only if you study the floor closely. It's where the old bathroom used to be that would have had a suspended concrete slab that section is now front and centre in the middle of the hallway. Don;'t be scared off by the insects etc. They have to say that, its recycled wood they want you to not expect a perfect board is all. You'll be amazed how many people will expect a perfect board. It's going to have signs of wear. Any infested wood will have been sprayed well before making it to your home. If the floorboards are going to be exposed then you really need to go to the extra expense of using the same material at least. Cyprus pine won't match your existing boards either. I dare say your builder is keen on the new stuff because old wood is hard wood. It will also take him longer to piece together as recycled timber doesnt always come in nice regular lengths and he might have to do some tricky carpentry to get it to work. Far easier to order regular lengths and just create a massive pile of off cuts.

Hey Larkspur, thanks for the great response! Actually, you are correct, according to the building inspection: "The original section of the dwelling is constructed upon a strip "edge beam" concrete footing system incorporating a suspended timber frame (bearer and joist flooring system) with the newer addition/s constructed upon a concrete slab footing system." That original edge beam has had a damp course put in along one side of the building, just FYI. I actually have trouble telling where the original section ends. The floorboards extend into the 'dining' area (hardly a dining area - you might fit a small table with 4 chairs in there). However, the rear of the bath area towards the courtyard is sided with that same weatherboard type material that's on the extension. I suspect they may have rebuilt the exterior of the bath and laundry area but that it was the original profile of the house. Regarding the fibre cement. My inspector noted there was a chance such material contained asbestos. But the building approvals attached to the Form 1 were given in the very late 80s / early 90s. As far as I am aware, they stopped making that material in the early 80s so I am hopeful we missed that. There is, however, a small amount of confirmed asbestos backing in the power meter box for example. As you saw. I am a huge bath fan and would definitely put one in. I have a soft spot for the cedar wood japanese baths but I suspect that's a pretty niche taste and wouldn't add as much value for future owners as much as me haha. The bathroom, even in it's current envelope, has heaps of spare room. The northern light actually enters the 'bottom' of the layout - e.g. the verandah / lounge / spare bed side. However, we get a fair bit of light in from all those windows in the breezeway. There is a very odd step down between the dining room and the are marked as living. As in, you jump off the floorboards onto tiling in the living area. As you get to the rear of the extenion, you actually step back up again. Not sure why they did that. The courtyard is level with the lower dining area. If I had a vision of a great kitchen, it'd be one with a bar running along that wall where the laundry meets the dining area. Maybe that bar would run along the windows to the courtyard too, forming an L shape. And a very functional, big cooking and prep area with a window to the courtyard. So, someone cooking could chat to their buddies and hand them a plate over the kitchen counter, or through a window potentially. The first house we really loved had a huge walk in pantry, triple insulated. That'd be awesome too but not sure if we would have room for it! Style is up in the air. We need to live in a bit longer to figure that one out. It already has a nice warm feel and I think we would try and keep that.
