I enjoy the challenge of using space efficiently and owning what I need, not what I want. I've been clearing the excess items from my kitchen for a few years now and enjoying a more spacious feel without actually increasing the size. For the laundry I like the washer and dryer (Australian size) built-in under a long bench top so it looks neat and uncluttered. The bench provides plenty of area to fold washing and do other jobs. I love a large, deep tub for cleaning oven racks in and other big or awkward tasks. Plus a wall of storage cupboards and drawers. So a practical, well designed kitchen is a must but so is a laundry. For me they don't have to be big, just well thought out. I can't choose.

I have only seen one wooden bench top that has managed, over time, to keep the wet out and avoid that black mouldy creepage where the water splashes behind the taps and around tap inserts. It was built by a carpenter and then the owner applied oil to gain the colour desired before applying several coats of marine epoxy (several = at least 5), sanded back before every new layer. It was burn proof and the colour locked in by epoxy coat with no maintenance required (until a visitor put a burning pot on it and left it there while attending to fire on stove, still... only left a black ring. That said, the owner promptly got out the sander and ground back until black ring was no longer charcoal texture, then reapplied oil and layered epoxy until black ring looked like it belonged (can't do that with any other surface I can think of?). After 15 years there is no sight of the insidious black mould from water penetration so I suppose it is the same recipe as with most thing successful projects in life, research, research, preparation, preparation, preparation and don't falter at the finish line.

Hey Nik Star, I've had a PowerPoint play with oklouise's edits. This is what I meant about garage entry to the pantry and a laundry in the garage. The red arrows are to stipulate to the builder that level access is required. I added extra garage depth to allow for the garage, that would definitely impact your facade elevation. If you remove the wall between the butler's pantry and mudroom you would have a SUPER PANTRY! But a true butler's pantry in that it was supposed to be where you would land with the veg from the garden so you would kick your shoes off inside the door, so I've noted a little bench seat there, then head in and wash it before heading over to the actual cooking area. Then if you get rid of the sliders and reduce the storage to shallow shelving on the middle wall you would have plenty of space to manoeuvre with mobility devices. For the washing labour machines - washer, dryer, dishy - try getting those mounted on plinths so the load on your poor back is reduced. I have dodgy joints so I am researching all the ergonomic ways to design work spaces to help me when I get to the awesome stage you guys are at with getting to build!
