In my last house, after adding a living room (the area you see this side of the arch) and also updating bathroom etc I couldn't afford to reline the ancient walls in my little lounge (when I removed the purple wallpaper I found a mixmax of boards, gib, pinex, plywood and holes!) so I plastered walls all over with layers and layers of newspaper and wallpaper paste (papier mache), then after applying primer/undercoat I painted with 2 similar colours (rich reds in this case), and stippled the surface with a plastic bag. This made it look just very slightly textured like leather and successfully disguised the uneven surfaces. Gallons of gap filler filled the gaps between the old T&G ceiling boards and evened out the mismatched skirting and scotia. Again white paint on all the trims. Amazing what can be done when you have to make do! This was a great cosy little room! (Before photo is the 3rd one)

Hi there, re the fence my choice would be the same colour as house with either same colour slats or your window surfmist both would look classic, definately NO timber here. Because you are on a corner block I'd be planting a hedge inside the fence with something like Murraya asap, Jim Henson could advise. I would consider Pleaching them up to where the slats start so that you could under plant with something pretty, I'd also consider adding garden lights as per attached photo. plus I would also consider putting "Eye lid" down lights on the exterior posts of the fence, this could add great street appeal for your wonderful very large house (is your whole family moving in. The garage, either same as wall colour or Monument is my choice. cheers,

Hello oklouise I am sorry not to be able to respond more promptly I have been uber busy. Wow I love the plan for the bathroom - thank you!!! But I am really going to have to wait on my master suite and change a few things as I have spoken to a Renovator Friend who has made me aware my budget is a problem.. to the point I am giving the existing house AS IS to my in-law and just focusing on the extension for my family. :-/ for now? Always wanted a Master Suite!!!! The bedroom will have to be my office for now and I will out a door in what would be my future bathroom. (Insert crying emoji) Reno Friend has suggested get rid of wall separating mud room/ stairs area. She suggests flip entrance to stairs to closer to door (thereby giving opportunity for full windows over west entrance door allowing western sun. Full height wall where stairs end and slider door there to the middle living/dining wall she suggests we keep. Effectively divides the space into 1/3-2/3. I will need a kitchen in my laundry now as I can't access toilet in extension. Upstairs study will now be my bedroom - so area over void will become my wardrobe. Reno Friend vetoed the fireplace under stairs and said it has to be on western external wall. All these ideas she has a budget reason for implementing .. so. My Feng Shui lady will be despairing. my suggestion has an ens and wiw and uses the old bedroom door for a linen cupboard, although the toilet could be placed at either end to be closer to the original sewerage, this arrangement allows for more privacy for the toilet, more standing room near the shower, wall space for a towel rail and room in teh wiw for a chest of drawers..the vanity is over 2m long with cabinet under the (one or twin) sinks and open shelves next to the toilet for towels .. and, while you're adding the new ens, it would be worthwhile to plan the new access to the kitchen and new laundry
