I love your idea of extending, but understand your concerns re over-capitalisation. I think your budget will need to reflect how long you plan to stay in the house, and whether you consider the enhancements to your lifestyle as valuable an investment as the actual financial cost vs possible capital gain. Have you thought of getting in a real estate agent to discuss what effect any potential extensions or changes will have on the value of the property? I agree with MB above that the laundry is under-utilised space, and using the entry space would also be a very cost-effective solution. A way to really modernise the home with less expense than a large extension and new ensuite bathroom would be to close off the door between the existing bathroom and toilet and add a toilet to what would now be the master ensuite. The laundry and current toilet could become the family bathroom, and the kitchen could be extended very slightly by pushing out the exterior wall to create a scullery with back door, which could be closed off from the kitchen with a cavity slider. If you pushed out the laundry/bathroom wall to match, you could add a bath, too. Best of luck.

If you are thinking of selling soon then avoiding having less than comparable houses have does make sense. On the other hand I agree with Dr Retro that other factors are more important and no-one is going to make a decision based solely on number of ensuite basins. Personally I'd be fine with one basin and I definitely want some bench space. If the bench is a generous size I might appreciate the space to install a second basin in the future so offsetting the single basin if you can seems a good idea. The thing that would put me off is if there are 2 basins which are crowded. I have seen layouts where I can't imagine two people trying to do something at the same time without constantly bumping each other or one person has to squeeze past the other to access the basin or lean against the wc or almost climb in the shower to use the basin or there is no surface space to put anything down on or wall space left for towel rails. When I see that I immediately start tallying up the work and cost involved in ripping the double vanity out.

Hi, so sorry... new to this website and cannot figure out how to make a new comment (not tied in with anyone else's post) so that Two's Company renovations sees it! 20 mins searching still hasn't helped figure it out! Am trying to reach them but their phone number doesn't work. Does anyone know if they're still in business? Your bathroom is a little bit dated and daggy, however the pedestal basin does match everything else. As mentioned above it is the three drawer cabinet which looks out of place and is letting the bathroom down. Don't waste your money on buying something cheap that is going to look out of place. Potential buyers appreciate a spotless bathroom and can spot a cheap re-purposed cabinet (like you already have). If you really think that you need more storage then keep the pedestal basin where it is and buy/rent a lovely (not cheap looking) dressing table, with a large mirror that complements the bathroom that you can take with you. Something like this would be perfect if you can get the size right, but sadly is not for sale. Get rid of that awful, off-centre mirror that doesn't match, or align with anything.
