I have an open plan home too but mine looks a bit larger. I would open the space instead of trying to make rooms using the furniture. If there is no other wall, you could put your couch where the tv is and place the TV on a smaller table on an angle where your gas connection is. I would also lighten and brighten the furnishings with chair covers, cushions and maybe even a stretchy lighter couch cover (good too as you can wash so keep fabric on couch clean). I would add some drama and frame the windows with ceiling to floor side drapes leaving the rest for natural light. You can easily do yourself with some cheap cotton fabric and some curtain hardware (as they are not functional, you just need to hang and drape on sides). Id turn your dining table the other way and get some nice stuff happening on your fence outside to draw the eye to the out doors. You could grow creepers, ivy or hang some trailing plants in a row from the fence. There are some great pots that hook onto the top of fences for this so no drilling required. You could also combine fake trails with real until the real ones grow for instant green. Amazon have cheap fake trailing ivy etc. Or, Put some ficus or other trees in pots along the fence. Id repeat some green indoors too ie a pot here and there in corners as you have so much light. Id also get a washable rug to cosy up the tiles and make it look less stark ie one you can throw in the washing machine! I just bought a soft one from target for $25! Alternatively, buy an outdoor plastic one as they can be hosed. I use one of those too and as I have pets, tits great. They have some cool designs too. Chair covers will update your dining chairs and are cheap on sale at places like spotlight and kmart. Lastly, Id look on gumtree for some cool lamps or a hanging light for your dining area. You can be modern but always balance with some natural elements like wood so maybe a wood based lamp or a couple of wooden ornaments. :)

Thanks for asking.. I am so happy.. the house was so decayed so we decided to rebuild the same look of a 100 year old cottage but move all the living to the front for the river view.. so happy we did it and went for light grey and white and yellow.. so pleased and we have people in the park comment.. we could not go any bigger because of council and flood zone but it makes it special as it is. Some pictures I just took.. I took a picture of the outlook so you can see why it feels just right.. still work to do as in the gardens and just finding the right plants to put in as it is full sun. Don't waste your money rendering the bricks - that look will go out of fashion. Don't replace your tiles with a colourbond roof either as that would be giving you an inferior roof and colourbond roofs are noisy. Replace your front door and try and choose wrought iron bannister railing. Then start off fresh with your front garden; soften it with magnolia shrubs, white agapanthus and trailing plants such as erigon to trail over brickwork in the driveway. Your bricks show a lot of character; please don't render them.

It's always tough trying to find a hedge that will grow in sun and shade, especially when you want a uniform look. Having said that, it isn't uncommon for designers to use a couple of different species - for example one species to boundary fences with another to the front fence. I'd consider lifting the canopy of the existing trees to let light in for more even growth across the hedge, however I'd still expect it to be a bit uneven due to the varying conditions throughout the garden. Viburnum tinus is a good pick for both a sunny position and a shady position, it will eventually get to 2m height and can be kept as low as 1m. If this isn't large enough, you could also try Portuguese laurel, (Prunus lusitanica) which will get to 4m easily enough. Both of these aren't particularly fast growing, but with adequate water and food they should be good for your situation. Murraya is another one that will tolerate sun and shade, though not frost. You won't get as many flowers in shady positions, and it may look a bit straggly. Your local nursery may be able to advise on what is readily available. When you plant, preparation and ongoing care is going to be important as it look as though you have a few plants that the hedge will have to compete with as it establishes (your neighbours conifers and your pears). Digging a good wide planting hole, plenty of organic matter mixed with the back-fill, as well as regular watering and feeding until the plants get established. Much as the Flower Carpet Roses are tough (especially the original pink), I wouldn't recommend planting roses in anything less than 4 hours of direct sun a day. You'll end up having issues with blackspot and mildew, and they're not going to give you the neat box look that you want. Flower Carpet Roses (Tesselaar Roses) are a good tough rose, however some colours (cultivars) are tougher than others. Pink is one of the best performing varieties, and as suggested, reaches a bit more than the height on the label. That may not be true of all the different colours though. Be careful propagating any of the flower carpet roses, only ever for yourself as they are rigourously protected either with trademark names and/or Plant Breeders Rights, making it illegal to sell the propagated material under the flower carpet name, or at all (in the case of PBR).
