Comments (32)You are most welcome, I have always said that I haven't been put on this earth to "Hug" toilets, so I'am wondering who is going to clean all of these Bathrooms. Our two kids a boy and a girl had the upstairs "apartment" which they and all their friends loved. I have added a timber stair case for fun, there's plenty of space but you will need to decide what you want to do in the attic and place the stairs to open up into a tall space. I have also turned one of the ensuites into a powder room. Your Jacaranda's only drop once a year!, you used to be able to trim them by 25% each year, you would need to check with your council, we were on the lower North Shore, I think you should consider the patio side of the house and make better use of that, is the front deck something you plan on adding because of aspect, and plant some tall growing hedge ready for the apartments. Our kids Attic desk/study space over looked our pool in the rear garden. With respect to using the formal rooms for bedrooms, you will find that once you have your large family/alfresco and the kids have their upstairs space if you still feel you need it, it would make a great office. You spend most of the time there only using only using the front room in the evening for watching movies etc. I have had another play with my floor plan, I think if your wife sees this you may be in trouble, it's a Master Suite, the free standing bath in the window alcove with white timber shutters for sun and privacy control..... Iam' adding a couple of photos of our old Federation which wasn't protected, when we sold it the new owners removed all of the Fret work & posts replacing them with simple timber posts. The front rooms which we didn't use very much once we opened up the rear rooms into a family area. Comments (8)Thank you both for your feedback. Yes, these are the agents plans - just trying to get some general ideas. This is my first renovation and first time posting to the forum, sorry for lack of info. I've included the downstairs of the house (agent plans again sorry, but for context). The laundry has already been moved in towards the workshop area and a new bathroom in it's place. The landing of the stairs will open onto a new deck, and the utility area will be two small bedrooms. The house is on a sloping block with the entrance at road level, so want to keep the front door where it is (to the right of the kitchen). All internal walls upstairs are asbestos so we are having this all removed, which will give us the opportunity to install a beam if we were to remove walls and open the space. The space between bedroom 2 and the kitchen is currently unused space, where I think the previous owners may have used this corner of the house as an office and put in a wall before selling (to sell as a 2 bedroom house instead of 1 bed). I was hoping to get some preliminary ideas before we engage draftsman & engineer - we will be removing the existing deck on the back of the house as well as building a new two car carport on the front of the house....See MoreRenovation/ Floor Plan Help
Comments (15)Siriuskey With your possible 100k budget I agree with Oklouise to extend bedrooms out and under the veranda. Adding an extra bedroom.using some of the entrance space, would give you 3 bedrooms 2 bathrooms, the master would have a WIR and ensuite. I would also push the kitchen out under part of the covered alfresco. Without any extra details and photos it's pretty much a guessing game as to what will give you what you want. Comments (25)Update on this. We have decided to keep upstairs unchanged in terms of layout. We will live in the house for a period before making any layout changes upstairs - 2 Bedrooms will be for our girls, while our son will sleep downstairs in the living room (now bedroom) as this was seldom going to be used. Now we are looking at the kitchen design - photos attached of current kitchen which will be completely refreshed along with the tiling in the kitchen / living area. Looking for any ideas on how to best update the kitchen - notice under the stair case is not currently being utilised but we would like to perhaps have the fridge or pantry under the stairs to include this dead space. From the kitchen window to the stair case is 4950mm x 3200mm approximately depth of the current kitchen. The stair case hangs into the kitchen around 750-800mm. Wondering if it would look silly to have perhaps the fridge built here and this cabinetry would sit proud of the bench space next to it, but we could also install deeper bench space to balance the look... We are planning to have the eye-saw built in fridge space currently in the kitchen removed altogether....See Morebamfordsteer
