HELP please on kitchen, laundry, add bedroom.
We have started renos on our home and are now having a dilemma on how to design the back section of the house. We have already done a new ensuite by pinching some of the 3rd bedroom and knocked out the wall between kitchen and lounge. We would like to get a 4th bedroom and get a bath into the bathroom. Our thoughts (amongst plenty) are to remove the wall between study and laundry as well as the hallway wall to create a new bedroom. Create a New York style laundry in the low ceiling section of the kitchen with access either from the kitchen or bathroom. We are also after a space for a linen cupboard as we are really short on storage. Also where to have a dining section. I know I am asking a lot but need to get this right. Thanks in advance for your help.

6 years agoHi and thank you. The door from the rear hall just goes to the backyard. It was used more before we put in the bifolds from the sun room as I used the study as a home office. If we turn into a bedroom could become a private entrance for AirBnB for example and/or I may build a little deck outside for coffee for guests.Living to sunroom is level. Roof is corrugated iron and walls are weatherboard but in the back section are cement boards. Not sure what you mean by outside wall of sunroom but from the deck to the back fence is about 15 metres . From the rooms on the left side to the fence is about 1.6m and from the wall level with the pavers to the right is about 8 metres.
The garage and carport are to the right of the house in the back corner. Driveway up the side of the house. First photo is old but shows the back door from the hallway. Second photo is after the deck and back bifolds were put in.
The back of the house faces N/E.

Comments (20)If the rumpus is going to be used as a family day care room, then I think the powder room should be accessible from there. This will make it so much easier for one person to supervise the kids in the room as well as the one who is heading off to the toilet. Perhaps you also need a wet area in there for cleaing up after messy activities. I know someone with a similar family day care set up, and they have toilet and laundry attached to the back of the garage/daycare space. Comments (17)@dreamer Ha, I was embarrassed by how messy this pic was, that's why I didn't put it in the initial post. Yes, the power lead is absolutely gone - we just moved in a couple of weeks ago and everything in the wrong place! Thank you for your concern :) I was pretty sure that the measurements didn't allow for them to be side by side, but I'm going to look into that. If we can do that with enough airflow underneath for the ventilation, that would be a good solution. The patio has a roof but the left side of the photo (where the very overgrown grass is) does get wet in rain, so not sure if the side by side machines would work for that reason too. @Kate Yes, it's exposed on the side. We just wanted to find a laundry solution at this time - we are also planning on updating the kitchen and bathroom this year, but had initially thought that we would do that by just updating cabinets/appliances (and just re-siliconing and freshening up the bathroom). Comments (22)understanding all your restrictions would help suggest other options but the original staircase uses too much space and if you add scaled sized furniture to the original plans you'll see that the meals area is mostly taken up with walkways to the stairs and back door and there's very little space left for a dining table..the stairs have to fit both the floors of the house and it's not possible to reduce staircase space upstairs without also changing downstairs...See MoreKitchen / laundry / bathroom layout help

6 years agoAirbnb is a great income earner and you sound very positive, having just stopped dealing in holiday accommodation which included Airbnb. Very good friends have a newly built smallish two story house which they use the lower level for Airbnb and any family and friends to visit, it can be securely closed off for Airbnb guest.
I suggestion to you is to use the front of your house for Airbnb keeping the rear private.
Your Airbnb accommodation can be 1 -2 bedroom with kitchenette, we always locked the 2nd bedroom when not required, saved on extra linen and unexpected guests. If you leave the second bedroom open and not included in the rate the guests will always use it, from experience. The kitchenette only needs a bench under the window with a small fridge, MW , sink, and
small table and chairs for cold days.Your new master and ensuite next to the new deck, you walk between the robes which have a joining cabinet above when entering the ensuite.
The laundry separate with or without exterior access, you could even have the laundry opening through the kitchen wall.
The family bathroom has a bath with shower over.
A large linen/storage cupboard in the living room, this can also be used to help separate the guests wing from the private.
Guests could have the under cover front verandah for Alfresco dining along with a small portable electric BBQ oven.
