You need to do as Wuff advises - also check that there's no water coming in from above (if it's failed, it's time to think about a bathroom reno or partial reno) - if this is Ok then definately get your exhaust fan serviced or replaced (get the most efficient you can and one that can be programmed for a delayed turn-off) and then hit the entire bathroom in a bit of a cleaning frenzy. I can see that you've got sections of grout coming out - it's also worth re-grouting (horrible job) - just make sure that you remove all the grout before applying fresh grout. I find that hot water, white vinegar (equal parts) and a half a cup of rubbing alcohol with a few drops of dishwashing detergent work a treat in any space but particularly where there's any porous surfaces (make sure you use rubber gloves - it's pretty harsh on your hands) - just replenish your solution when it starts getting grubby and cold - the alcohol and vinegar kill the mould spores, and the water and dishwashing provides general washing assistance. (Bleach will take the black colouring from mould but wont kill it completely in porous surfaces such as grout so use bleach afterward if the vinegar and alcohol don't work). Make sure that you dry out the area fully - if you've got a dehumidifier now's the time to use it. Going forward, get a glass squeegee and use it to get rid of excess water after you've used your shower - also cut down on the amount of steam generated if you can. You can also make a homemade bathroom cleaner (3 parts water, 1 part rubbing alcohol, 1 part vinegar a small dash of dishwashing detergent and 15-20 drops of teatree oil) spray it down and use bicarb of soda sprinkled on a cloth to clean down your tiles, tub and grout.

Hi charlie_com: would love to see more as your house plans develop. We bought a house in The Gap last year. So hi, neighbour! We are currently working on plans for short term and long term renovations. I came across your post when searching for advice about whether it would be a big issue if laundry doesn't have direct external access. I agree with others who have mentioned the condenser dryer: our laundry is currently not internal and concealed, but we bought one soon after we moved in (a Bosch heat pump/condenser dryer) and are really happy with the investment as it reduces moisture in the laundry area and is much more energy efficient. I must admit to using it a lot now, because of the energy efficiency, and it being so much easier to stay on top of the laundry. The Styling Edge's photo of concealed laundry set up reminded me of a house where I first saw this set up being sold in Ashgrove several years ago. It was very nicely renovated, and part of the fairly open plan living, dining and kitchen zone, leading to the back deck and then back yard. I remember thinking it would be handy to have a laundry that was so close to living areas and bedrooms and not be separated from the main living. The house had no trouble selling, so it certainly didn't seem to be a deal breaker for buyers. I think it could be more problematic if there was a long, windy route through or around the house, to get to a clothes line. And by the way, I did check out your other posts to see if there was more progress on your house, and spotted the mention of not having a rug for 10 years due to inability to decide, and had a bit of a chuckle: that sounds so much like me.

I don't particularly like the sight line straight to the toilet. Don't forget towel hanging. I'm going to assume that triangular space to the right hand side is immovable? I'd also mirror the bedroom door to open against the Robe, and the robe door to open against the wall especially if you put doors on the cabinetry (otherwise you'll have to play door jenga there). Can the toilet go into the bath corner, and bath under the window, with a nice vanity for storage and layout space. And what wall treatment are you thinking for the curved wall, you won't get large tiles on it, will need to be fairly small or narrow ones to follow the curve. I'd square it up, the curve doesn't seem to reference anything else, and you'll gain some flat walls for hanging or full sized mirror etc (and be cheaper to build).

The ensuite in my previous home was accessible via large WIR, and never had issues with damp or musty clothing. There was a hinged door to WIR and cavity slider to ensuite. The toilet was in seperate room w/hinged door but contained within ensuite. All rooms had windows. Personally, I preferred this arrangement as my husband got up earlier than I did and I wasn't disturbed by him readying himself for work. I completely understand the desire for close access, and now that I'm older, more so. The walk from bed to toilet is further in our new home, but we are accustomed to it, so not really a bother. Maybe it will be further on down the road.... Do whatever you prefer, but have windows and exhaust fans in ensuites, windows in WIRs, and consider carpeting in bedrooms to help dampen noise.
