Bathrooms are difficult. I can relate to all you are going through! Your are very lucky to have the window. and putting the toilet behind a solid wall will most likely take away your light source. Sure you have thought about the alternatives: - Similarly to an idea - Lampert Dias Architects Inc. put forward . . . What about a frosted glass wall shielding the toilet from the view as you open the door? Completely frosted or glass with a band (e.g. 42") of sandblast through the lower area, even with a clear area the bottom few inches - to get max light. Or a semi solid wall, solid on the bottom half and frosted glass on the top area or wooden vertical slates or plantation shutters on the top half. (though this may look too heavy keep it simple, keep it light - this is what I like about the pic you posted) Unless you are able to make the wall quite long you may still risk the chance of still being able to see the toilet when you open the door - the ultimate test is what you see when you open the door. Putting your shower where the toilet is now is a good idea, then you can create a wall of glass, even frosted glass, you retain the light and shower in a beautiful space (like the pic you posted) - But is there an alternative place for the toilet? Hopefully you can place the toilet behind the door or similarly out of the way. Lampert Dias Architects Inc. idea of the french doors opening onto the garden from your shower is fantastic - we are hoping to do this in another bathroom which will contain a bath. But your situation may not allow this. Also, and this may not apply in your case, some people may argue the negative of your ideas . . e.g. some will say having the shower where you now prepose (in front of the window) risks see a naked body when you open the bathroom door but that's got to be preferable to an intrusion on ones privacy. (Sure Houzz has done a piece on this exact subject) - hey that's their opinion, all you can do is work out the best alternative for you and your situation and stick to it. Hmmm . . . We have been think about the layout of the interior, as you original discussion is all about water falling on window frames, but what of the view from the outside of the window? Is the window just a small one usually found next to or behind a toilet? If privacy is an issue Lampert Dias Architects Inc. sandblasted idea is a good one or a textured glass. I have a shower over bath combo' which its plastic resin something? It's a old bungalow and pitifully small. The amount of times I have nearly slipped over getting out, or lost my balance with soap in my eyes/ or after having a glass of wine. hate hate it. I did see a shower room with a additional hand held device and a over head shower. I thought that good for the odd squirt your feet down. The next owners will probably rip it all out and start again any way when design ideas change.

Hi Emma, As you say, whilst it's lines on a page, you have a precious window of opportunity to get it right - before you make all these choices and decisions permanent ones you are forced to live with. So I hope you'll appreciate my honesty, and not be offended by it. I am incredibly passionate about helping people create homes that make their lives better, and I want you to achieve the best outcome possible for your home, your budget and your life, and that's why I don't mince words. I have such concerns about this floor plan generally Emma. I can understand the desire to maximise the view however I believe that the everyday use of your home, traversing all those stairs, and being disconnected from your garden (especially with small children) is consequently being compromised, and will be challenging and frustrating. I think the multi-purpose rooms appear to be space for space's sake ... they lack thought and intention for their use, and the way you need to circulate through or across them will compromise their functionality, furnishability and sense of space. It's interesting that there's no furniture shown in them on these floor plans, whereas the other areas are all furnished. With family homes, I would consider the following: supervision of gardens from indoor living areas has such a dramatic impact on the usability of the home overall, and your ability to get stuff done whilst kids play etc a study nook or somewhere near living areas where kids' use of computers can be supervised, and you have a home 'command station' of sorts is also good the ability to acoustically close off a lounge area - which is the kids' TV / play area is very helpful for long term use I wouldn't split the bathrooms - I understand what you're seeking to achieve, but replanning to group them in one area will consolidate plumbing and your wet area finishes and be more efficient overall consider creating a floor plan that works with access / circulation etc between living areas and garden, and then having an upper floor living area or retreat where you can enjoy the view One of the biggest challenges with homes in Brisbane is that they are completely divorced from their gardens because they have prioritised the view. As a mum to 3 young kids, and having helped truckloads of clients with family homes (and families of all ages), I know this for sure ... the connection to garden ... the ability to move in and out with ease, safety and enjoyment ... is one of the things that pays dividends long term. The view is the immediate and early 'wow' but the inconvenience of having to take a packed lunch each time your kids want to use the yard or pool is infuriating. With clever design you can have both convenience and enjoyment of the view. Your home design dictates the lifestyle you lead in it. Focus on functionality and durability and it will create a home that works now and always. There is no northpoint on these drawings, so I can't comment as to the success of the planning in terms of the orientation - which is something to be aware of also. I'd also be doing a budget check. There are A LOT of wet areas in this home because of how they're being distributed throughout the floor plan. that's a relief i thought you meant two sinks for the washing machine and a third for hands! my suggestions includes a separate laundry cupboard with either a drop in skinny tub with underbench washer or stacked washer and dryer with skinny tub and bifold door, a double walk in shower with grab rails and low down taps that can be reached from outside with an overhead and handheld shower for showering while seated...rotate and raise the toilet higher for a little more comfort and privacy and add a grab rail with integral toilet roll holder, wall hung vanity for easy access for extra towels, toilet paper and toiletries and so slippers, floor mats, waste bins and scales etc can be under the vanity out of the way when necessary, mirror doored wall cabinets and an extra shelf could be extended across over the top of the vanity and toilet for more counter area and there's just enough room for a small shower chair (used inside and out of the shower and much better and cheaper than fixed shower seat), several easy access locations for towels and don't forget clothes hooks on the back of the door
