Comments (70)Blue Gum floorboards how could it not look beautiful!! and yes wheelchair friendly although if we were in a wheelchair I guess we would have to move closer to town and transport and shops as this house was going to be in the country talking of moving... husband has caved and said we can move to the Bay of Islands whoop whoop! he still wants to go to France for 2 years but he said we could build or buy before we go so that changes the type of house now because we were building near a school and families this will be more a beach house that we can leave for the kids to enjoy and various friends who want it while away so I have swapped the master over to be away from the laundry garage door and hot water heat pump which is quite noisy and the guest rooms now have a Jack and Jill bathroom I haven't changed the footprints at all it's still the same size just changed the layout a little bit The bunk room would have a sliding door outside which means you could access that part of the house privately without coming through the front door or the bunk room could be a small kitchenette /come dining room / come lounge room (very small ) and rent it out as a 1 bedroom self contained apartment Once we live there full time ... will upload a photo in the next Post...See MoreHelp! Comments (106)Thank you siriuskey. Yes that's what I was referring to, but I think I wasn't giving credit to the island sink, which would also serve for food prep. I was thinking about efficiency from my perspective. Euro bins next to sink in island, would be beneficial for ease of handling waste. Another consideration is: when using cooktop and extraction fan, will noise from fan interfere with person in study? Also, will steam from say, boiling water steam bother anyone using the study desk? I am not trying to throw cold water on the plan by my questions, I'm merely trying to imagine diff scenarios so as much as can be taken into consideration is. I have a glass splashback behind induction cooktop and a very effective extraction fan; however, when a large pot of water is at full boil, the glass steams up something chronic and I have to constantly wipe it and the underside of exhaust fan or else water drips down onto the cooktop (and any food I'm cooking)....See MoreBathroom directly opposite front door
Comments (16)No seperate laundry - WM is in second bathroom. Clothes line as per pictures (top right). Sliding doors lead to the garden (paved). Shower room is 1.76 x 2.37. Bathroom is 3.17 x 2.05 (plus toilet on top on length). width of hallway is 1.5 but has a slight shift to the right where the kitchen and living doors are. 3.45 m long until the doors start. The roof will be a nightmare whatever we do. Main house (bed 1, living/dining, kitchen and shower room) are tiled, beds 2 and 3, lobby and bathroom sloping corrugate. Pergola is an apex roof parallel to the back wall (yes, it leaks). No budget, but would obviously prefer as little plumbing and wall movement as possible. We are coping with the current horror of our living conditions quite well so we will just keep saving until we can afford what needs to be done....See Moreproposed bottom floor plan ideas
Comments (55)Hello there, I haven't read all the comments or studied all the plans and variations but I would suggest the powder room with a shower downstairs be on external wall for vent: store rooms do not need it. Also have the laundry doors in center and opposite each other allowing for two straight runs of benching much better!! The kitchen look huge: maybe make dine larger. Upstairs have the study all open to stairs and void: a much nicer place to work. Why have the ensuite on the far end when it would be lovely for bedroom to look out and to have it closer to robe. Then too move robe door so you do not do laps round the bed to find slippers. long window is excellent for fresh air in robe too.
