As a ballpark starting figure use around $1800 - 2000 per square metre. This just a ballpark figure to use as as starting point and can easily vary either side. So for $150k for that size dwelling is only around $600 per square metre...... Contact a local designer (the good ones understand budgets and costings) and start from there. Material and product choices will vary the cost to construct greatly so keep that in mind. Building costs are always increasing not going down.

There are lots of people living in highly flammable, unsuitable older properties in flame zones without any problems, but only because they've been otherwise very well prepared and/or lucky. Speaking from experience, it's also very stressful. Building your home to BAL FZ or 40 will cost more but will give you and your family peace of mind. If you have the already purchased the land then you really gave no option but to comply with the code. If not, then you might want to reconsider if that block is right for you.

Hi T Whit, Firstly, congratulations. How lovely to have 10 acres and a view! Also really glad that you are taking the sensible approach and aren't rushing into anything. Perhaps the best place to start is finding an architect or building designer with whom to work through your ideas and come up with a concept. Whether you engage an architect or building designer really depends on three things: your budget, the size of your project and, probably the most important thing, finding a professional person with whom you feel comfortable working. The whole process will always run more smoothly when a good working relationship is established. Once you have a plan you are happy with, it may also make sense to engage an interior designer to look it over prior to submitting to council or beginning construction, to see whether the flow of the internal design is optimal and where any adjustments might be made. Once you have council approval, it's costly and time-consuming to make significant changes as you'll then need to re-submit the plans. An interior designer can also help with exterior colours and finishes, selection of all the internal finishes, lighting, fixtures & fittings and would be able to provide detailed design of kitchens, bathrooms, built-in joinery etc. which trades will need. There are so many details to consider in any building project, so best to have as much of it as possible worked out before the project gets underway. Having said that, it's also an "organic" process and your ideas and tastes may well change during the design process, so it's good to have people you can trust on board to help with important decision-making and to workshop ideas. You said you loved the concept design but then the estimates came in too high. Find some more money so you can do it or do what the architect has suggested by going single storey. We all see some quite bland designs, standard fit out, cookie cutter as you noted; this is all due to budget being too low for the brief. Plenty of Projects all get watered down so they're affordable. Plenty of additions to dwellings can just be expensive to achieve. Do some quick calculations yourself - minimum $2500+ per square metre of new added space for bog standard fit out. Add in the bathroom at $20k, kitchen at $20k, laundry $8k, staircase at $15k, fire rated walls between existing and new, upgrading existing dwelling...... plenty of architect designed residential homes are pushing $5k per square metre. This is not really 100% accurate just ballpark figures to get started on so we don't end with a project we can't afford. It just adds up real quick. The designer should have known budget up front and worked to that or at least been within 10% at this early stage. Build costs between builders shouldn't be that far apart unless one is missing something so I wouldn't bother builder shopping with plans missing vital construction details just yet. If you're unhappy with current architect, move on to another. Why not consider a building designer or a local draftsman perhaps.
