I would check your flue is high enough to take away the smoke - it may not clear the ridge line of the roof of your house- hence the black soot line. Mine does this and my dads used to do this too until he went to the guys who he bought the wood heater from and told them bout the problem. they recommended another length of flue - which eliminated problem and so you would only need to clean and repaint wall - and get the company back to ensure enough drawing of the fireplace is happening to eliminate the smoking issue. also check you are not burning too much green wood as burning wood that is not dry enough can cause this problem as well and will save you buying a piece of wood and ruining the modern look that you wanted. - just my thoughts.

Hi there Victoria, Just trying to add a few more ideas, with a separate Pantry/Landry cupboard (this can easily be ducted and when the doors are closed very quite). Fridge and appliances all along the wall, the island can be what ever size you would prefer. It would also be nice to have a computer desk next to the kitchen by the window. I would also prefer the living area off the sliding doors to the alfresco area Bedroom 4 could have full height sliding doors coming together at the corner this can be close off or left open for times when extra space is needed for the family. And built in Wardrobes in the master would work best, just have something that blends in and looks special.

Hi Dreamer, The beautiful original fireplace was sold to be rehomed - they just don't make them like this anymore so it was important to us to have it recycled. Hi Katle, I would keep the fireplace as it is, exposed brick, if ties in with the rest of the room styling and the overall style you like and are after. I would than work with the idea f keeping it as a center piece, but utilising the firebox as a niche for a plant or sculpture. In addition, I would have a narrow piece of joinery custom design to work with the proportions of the fireplace, so on its entirety is like a new piece of furniture. The fireplace is still there but has a new function. Or could simple add a narrow shelf and painting over. Monia
