It looks pretty good. I would consider giving some thought to improving, if possible, the "look and feel" of the entry/hallway. At the moment, when you enter through the front door you will just be looking into an almost never-ending hallway that either ends in a closed door to the rumpus or if that door is open, a glimpse of a wall in the rumpus. I'm not sure what can be done without opening up the kitchen/dining/family/rumpus room as an open plan space, although I presume that was deliberately avoided for heating/cooling or noise/privacy reasons. Is there any scope to increase the ceiling height in the hallway? Or any area not covered by the upstairs floor for a skylight? Or could you have a double-height area around the stairwell perhaps? I would ensure that you have good sound insulation between the guest bathroom and the pantry/dining area. I would also consider whether the size of the kitchen is sufficient for your needs. It looks disproportionately small when compared to the size of the family and rumpus rooms. That's fine if you don't spend much time in the kitchen, either when cooking or entertaining, but it might be something you want to reconsider. I'd also consider swapping the location of the pantry door and fridge space. With the fridge door open, the immediate access to the kitchen would be blocked. That could turn out to be an annoying aspect in the future if you live with someone who likes to peruse the contents of the fridge at their leisure. Also, you may want to give some thought as to how you will use the family room and how you intend to furnish it. I'm not sure if you plan to have a TV in that space, but if so, unless the sofa is positioned far away from the TV, you could end up with some dead space at either end. Unless that space would be used for a study area. Or maybe a reading area. If you're planning on using the rumpus as a home theatre, then you may want to think about cutting back on the number of windows and doors if you like watching movies in a truly dark room. That's only if you're a pretty serious viewer! The alfresco looks somewhat long and narrow. Again, I would give some thought as to how you want to use and furnish that space. If you're just planning on having a long table with bench seating, I think it would be fine. But, if you wanted a nice outdoor lounge, you may have trouble finding one (although there are plenty of modular options). Good luck!

Hi Liza, addressing @ddarroch concern, perhaps the following just to confuse you. Keeping the kitchen in the same place but open up walls, this will save money on plumbing/ electricity Fridge/cook top/oven on back wall. Large sit up to Island with sink and DW, and long narrow Pantry/Storage along the walk as you walk in. A lovely barn style door to close off the parents "SUITE" Study desk to one side of Fire Place with matching cabinet on the other side of the fire for TV to stand or be mounted on the wall. Possible family guest bathroom/powder room in Cellar, with doors that close across entry to the stairs for privacy for guest bedroom and to contain noise to it and upstairs cheers

Hi there, Your couches are gorgeous. Just quickly, I’d swap the dining table and two single yellow arm chairs. Then I’d rotate the table 90 degrees if possible. I think if I were going to make any furniture purchases I would first replace all the dark furniture (dining table and bench seats) with white furniture to help bounce some light around. Dark furniture absorbs light like crazy. Thoughts on the kitchen reno would be to keep the bench top and splashback white and then accent with yellow and black. Timber usually softens and warms a space so maybe something like that for the cabinetry but timber isn’t the only finish to provide that feel. This leads into my next thought that white, black and deep yellow can appear quite harsh so maybe some some soft furnishings like some fluffy pillows and rug and a couple of throws might help bring some gentleness and cosy-ness into the space. All the best with it and love to see what you do with the space.

We are very grateful for such great ideas :) VanessaL - the space next to the garage is the 4th bedroom/study, yes we have considered the dog leg in the hallway but we actually preferred it over a long straight hallway, to allow a little more privacy at the back of the house when the front door gets opened, people wouldn't be able to see all the way through the house to the back fence.. also the toilet your referring to is accessed via the ensuite so wont actually be walking past it on entry into the master Andy Pat & Liz Henderson - we have considered the northern alfresco blocking off the winter light and we are intending on having liz's idea of a angled roof over the alfresco or windows above the alfresco roof on the raised ceiling of the living included in the building design.. Liz we would love to see your photos Girl Guides - yes our cool breezes would come from the S, the garage is locked into being on the west as that is where the driveway access already is and changing it is a cost we would like to avoid Oklouise - this is a great plan thank you for your input we have considered having the ensuite on the external wall but then realised it is either going to be the toilet on the exterior (forcing still to have a sunlight) or the shower, where being so close to the fence (1m) the window would most likely only be a long high window - possibly being less effective than a sunlight window anyway? We really like your layout of bedroom 2 & 3 altho we are planning on having a window on the external wall above a sink in the butlers pantry.. and we really do think we would like to keep the dog leg in the hall Please note as well - the estate we are in requires re-assess that is why we have the rear roller door from the garage up the side of the house
