I'm amazed that this discussion has carried forward for nearly two years! In that time I have moved to another coastal area (cooler climate and better proximity to children) and this time found most of the discussion still rings true. Finding another home here was an incredibly frustrating journey made all the worse by a mad investor rush in the area just when we arrived to start our home search. That search took the best part of six months and in the end there would only be three or four houses to choose from in any week. Result? A rushed purchase, a desperately inadequate building inspection and failure on my part to notice poor bathroom tiling, shortage of closet and storage pace, just how small the lounge room really was, and etc. I disappointed myself because I had let the pressures beat me and now we are trying to resolve all of these issues in a home designed and built by one of this states most respected project home builders 25 years ago. Having now studied the floor plan with more care I realise it was put together (designed) in modular fashion - most bedrooms have similar dimensions and the living areas are all approximately the same size as if the designer simply juggled three boxes of one size and four of another size and then worked out traffic flow. Then he must have thrown them all in the air to see how they would land and that was design number two! And etc and so on. This house aside, we looked at a great many during the six months because we had to broaden our search above and below budget trying to find something. There were massive termite problems, leaky roofs, asbestos galore, gazzumping at every turn, almost all but the most expensive properties suffered at least one substantial fail for the most basic of needs and to top it off the best home in our price range just happened to be built on flood prone land - approved by council who put the flood signs up less than five years earlier. We live and learn. Then there were the real estate agents, but that would take another two years and I doubt the internet has enough free page space available!!! OK, I hear you, they're not ALL bad...

Yarnos I agree with Natasha. Your existing architect will have (well, should have after working on your existing design) an intimate understanding of your site, soil conditions and implications of levels on your design. He/She are in the best position (given his/her understanding of your brief and constraints) to illustrate to you how a design solution such as this can work. No one on this forum is currently in a better position than your architect to explain this to you and outline the affordability of it as an option, based on your site, your brief and your budget. You can visualise this concept by letting your architect demonstrate it for you. If they are not demonstrating it, then you have the wrong architect I'm afraid. And if you are not empowering them to use their expertise and provide design solutions for you, then you either need to get another architect, or be a better client. Architects and designers - the good ones - are creative problem solvers. They are design detectives in the art of living well. They spend their entire professional and personal lives and time studying how people live, and how to create environments (and homes) for them to support them living better - more functionally, flexibly, beautifully. The talent of a good architect/designer is invaluable in elevating your lifestyle ... of taking the 30 year mortgage you're about to wage on this bet of building a home, of taking this massive investment, and turning it into a physical building that is your heaven and haven, your place of sanctuary and inspiration. They expand your vision, interpreting both what you say, and what you don't, into a result that is beyond your imagining. That's why you hire them - because you can't do what they can, and you need them to bring your dreams into life in a way that's better than you could have ever anticipated or created yourself. As a client, you have a responsibility to brief them well, trust them to do their job, be open to their ideas, and be guided by their expertise. The not so good architects and designers are simply drawers and documenters. They 'convert' your brief, your expressed wishes and shopping list into a floor plan that fits, and can be built, but that's simply it. It's a house, not a home. It functionally will do the job, but it never reaches its full potential. And so your life in it never reaches its full potential. You unwittingly compromise, never truly aware of how different, how much better, things could have been. The catch is, you've made a massive investment, and created something that will outlast you and become someone else's home too. So the impact is generational. Your responsibility as a client to these architects and designers is to understand the difference, and ideally not work with them - not unless you can show design leadership yourself. Work out which one your architect is and make a decision. Trust them to do the job properly for you (and give them the ability to do it), or walk away and find someone else. answering your questions: change the sliding door to a bench height sliding window and use the salvaged sliding door in the western end of the dining room where the best entry position is for the deck, you MUST have a proper legal drains do not consider anything else...the drain pipe for the garage laundry can be on top of the concrete floor, behind the washing machine and through the sink cabinet and/or under built in storage and only needs a few cms not a whole floor and no stepped up area that you would see or trip over.. the laundry can't be in a separate room as there's not enough space for a separate laundry without compromising the size of the garage...a laundry cupboard 80 cm deep is enough for the washing machine (allowing for the drainage pipe) you could use the old line cupboard to store anything you want but it's not cost effective to change, the entry foyer is already as big as in many modern homes and there's generous flatpac biw space in the small study.... the family bathroom is 2380 x 2370 (ie the old study minus 1m for hall way and wall thickness and, arranged exactly as shown to allow for the wide window there should be space for a bath up to 1800 x 750, vanity about 1200 x 500 and shower space 1200 x 800 and leftover space makes the small linen cupboard with the door deliberately opening towards the shower to use the back of the door for hanging racks for towels and clothes....btw i understood your priority was maximizing separate sleeping rooms and minimising costs...my last plan has five separate sleeping rooms plus the lounge with sofa bed totalling sleeping places for at least 10 people plus the potential for bunks in the garage so you need to decide what is most important and where you're prepared to compromise
