Renovating Design Dilemma Kitchens

Change 5 to 4 bedrooms?

I have a 5 bed house but small kitchen at 3x3 metres and a laundry in the garage. Contemplating removing a bedroom to make kitchen larger by a metre and put laundry upstairs and just make kitchen really large and update garage laundry.

will I loose value by going from 5 to 4 bedrooms? Is it worth it?

I would say definitely yes. They say kitchens sell houses and a tiny kitchen in a large house will not. Post a floor plan for us to throw ideas around.

Without seeing the house or knowing the area , one other 'obvious' observation -- it sounds like the garage and laundry is in the basement . If you 'rearrange' the upstairs layout , and you or a new purchaser later wants a fifth bedroom , or office or similar , it is generally reasonably easy to add a garage or carport in front of the basement or beside the house , and convert the garage to suit .

Unless you have classic cars or similar , most people prefer as much living space as they can .

I like the top right picture where the grey floor tile appears to run up the wall. But the floor tile looks lighter than the wall, is it a different tile? I would pick a lighter shade from the Kalala Shan as the 2nd tile. Does the tile shop have a contrasting colour from the same family of tiles? Not sure I would go 2 different textures, unless one was really flat and non descript to contrast with textured one that would be the stand out feature. Great colour choices though. And would look lovely coming off the spotted gum floors too!

Nice work oklouise. I was thinking the existing porch could be a walk in robe with the current front door being the entrance to the robe. Then reduce the double doors from existing entry to lounge to single and put a new doorway to the study inline with the master/study wall. that way you aren't removing external walls. Entry would then be through a new doorway where the lounge window facing the current porch. If the window is big enough then it might even be possible to use the existing lintil above the window and just remove the window and the bricks below which will save $$. I know you lose hallway but lots of houses (including mine) don't have hall ways per say but use floor coverings or furniture to create walkways around the lounge. I guess it all depends on how much $$ you want to spend in th end.

I'm not here to argue, but an approved plan can be resubmitted as a variation for approval. The blind acceptance of an approval limits your creativity, and the clients ability to obtain the best possible solution. This problem requires thinking outside the box which is what we have offered. The client must decide if the process and cost of approval of a variation is worthwhile. They shouldn't live there wondering if only we had done this or done that due to a blind acceptance that once approved there can be no variations. Realistically everything that has been suggested should result in the need to seek an approval especially when changes to plumbing are considered. Erase what you are not happy with and redesign that space without the shackles of poor space planning. You don't have to like my suggestion but don't limit yourself either.

I think most would prefer two bathrooms. If all 4 bedrooms were used it would be a big family needing two bathrooms. Can you add a study area in a hallway or living area?

Personally I don't think any family needs a 5 bed house. It's not the norm and few people would be searching for such anyway. So I think you are safe to lose the 5th bedroom. Demographically families are getting smaller each year a four bed house is still one the largest properties you can find on the market. The house will be more salable 4 beds with really nice sized living area's. That is overall more functional even for a very large family. 5 beds and pokey kitchen is not a great family space if you truly need 5 beds.

A lot of families are using the 5 th bedroom as the now "must have Media room" and that's OK as long as the rest of the house supports a family of 5 or more comfortably, a floor plan would help
