Louie - pretty well I think. See my latest renditions below. I have been playing around with how to screen off that toilet/shower area from the living room. Not only would it be preferable to keep the toilet out of sight, but it would also be nice if people pop go down and up the stairs to visit the toilet or shower without having to do a short "walk-of-shame" past the potentially occupied living/dining room. I was thinking a of having a partially-drawn pair of curtains or perhaps one of those dangle-y "fly curtain" type things to disrupt the view a bit, but then I thought a set of swinging doors with tinted/diffuse glass in them, because: 1. You can charge in and out of this busy area by just pushing through the set of doors, and letting them swing back in to place behind you (like saloon doors) 2. The glass panes will still allow the person to see if anyone is on the other side, so they don't bowl them over. Will also let natural light in. Also means could do away with the laundry door perhaps, since it will be kind-of redundant (main purpose was to eliminate washing machine noise in the living area) 3. The doors also stop heat from the fireplace drifting up the stairs on cold winter nights when the fire is going. Not a crucial thing at all, but a nice additional benefit Thanks for sharing the floor plans - it's given me a much clearer picture of what you've done with that pole house...looks fantastic! brizcs - great point about the chair by the window, that's really struck a chord with me so I am toying with ways to do this. One idea I had is in the plan below: Rather than put a narrow table hard against the glass, maybe swing the kitchen table 90 degrees, make it longer, and have people sit along the south side looking out the windows most of the time. When it's night time or there are lots of guests or whatever just drag the chairs to the other side and you're back to the conventional set up. If a table where flush against the windows it would mean a lot of direct sunlight on its surface throughout the cooler months, due to the low angle of the sun (glare might become a problem?)

Hi all, I can't seem to reply individually to your comments so here's a general one :) Thanks all for the suggestions and experience-I'm really intrigued by these suggestions of pavilion extensions, those links you attached Kate are super striking! Unfortunately for us we are on a fairly small block of land and one side of the house is a narrow driveway-we looked into building a garage/study on the ground but as we have to be 900mm from the neighbouring fence it was going to be very skinny and just not worth it. I appreciate the thoughts shared on keeping our feet on the ground but as we've two young kids and two dogs (and would love to have chickens again) I'm less and less inclined to give up more of the garden which is what we'd have to do if we extend out. Our verandah roof was done back in the 60's and slopes down and leaks in the rain so hence it needs to be lifted up if we were to build out. Kate, I LOVE your idea of the shed! We actually converted a massive steel shed into a gorgeous shed home when we lived in QLD on a massive rural block of land, loved how easy it was to 'knock' down a wall! :) Sadly we have learned the hard way that trying to save money by hiring a draftsperson that didn't ask us what our budget was has cost us time and money, but I guess in a way I'm grateful as this extra time has given me time to consider building up now instead of out. I'm getting a sense that it will be a lot more expensive to do so so might have to wait another 2-3 years to get re-finance happening. In the meantime we are making some changes to the current set up, slowly adding value and making it more enjoyable to live in :)

Hi I have a large bathroom with a closet for washer and dryer. I love it. Off my bedroom. But also have you thought about making study into bedroom with an en-suite and the laundry tucked in there behind doors. If your selling a bedroom downstairs for an older person its very attractive and nice to be separate from the others. Then the two bedrooms upstairs have there own bathroom. Also you are having toilet tucked under staircase for visitors. If you had heaps of space then yes have a separate laundry but it’s a waste of space when you haven’t. I have my laundry essentials in a cupboard under my bathroom vanity which is 1800 cm long and still have two 1m drawers next to cupboard.

Looking at the garage , which is an addition by the looks of it , you are across the street from the beach ? Can the views be built out ? My first thought is to make the stairs more 'external' , there is a bit of a perception that your Mum comes partially into the house to head upstairs . Also with a door off the garage entering the downstairs house , there's a slight idea that she has a key to downstairs , physchologically valuables are less safe . I realise its no real difference to an agent holding a key , but as she lives on-site and can see comings and goings , if anything did go misssing , she would be the first port of call ? A couple of other thoughts -- what will it cost ? I know she wants to see the beach , and presumably downstairs doesn't get sea views , but to spend $300k , and get $10k a year in rent for downstairs doesn't make financial sense , although I understand thats not the prime motivation . Resale would probably increase by as much or more if done correctly , BUT just on $$$ and cents , have you considered selling and buying 'just' a beachfront apartment or similar ? Just throwing out some ideas .
