we can't read the wording on the floorplan but it looks like the designers have produced what you asked for internally although i would prefer a simple verandah across the front door instead of the gabled porch. The feeling of a high ceiling can be achieved by having a raked ceiling over the living, dining, kitchen and stairwell, tall enough to have generous ceiling fans without having to raise the ceiling of the whole upstairs. Install an opening window as high as possible in the stairwell to improve stacking ventilation (with electric window openers) Overall ventilation can be improved by aiming to have an entry and exit point for breezes on opposing walls in every room and short horizontal windows (like the ribbon windows on the old east elevation) tucked up high as possible under eaves on east and west walls rather than tall narrow windows can improve daylighting and help reduce overheating. Consider security fly screening the external areas to exclude harsh sun and bugs and allowing stacking doors to be kept open and the outdoor areas to be used as much as possible (with the screens on the outside openings the stackers can be installed without their screens, improving the connection to outdoor living areas)

Are you sure the roof is stainless steel?? That is VERY expensive and only used in very exposed corrosive coastal locations since it lasts forever. I think it might be Zincalume, a low cost but very durable and very common roofing material that has a light silvery surface and should last for 50 years. Definitely do NOT paint the roof black (or any dark colour), it would add more than 10° to the internal heat load, and you would have to spend so much more on insulation and on-going AC costs just to get back to where you are now. Have the roof checked and repaired by a roof plumber instead. If it's an old leaky galvanised iron roof at the end of it's days, replace it with zincalume. The porch roof looks like it needs replacing, but I would replace it with new roofing, possibly the insulated sandwich panel kind, that has a smooth white underside, then add a gutter to the front edge so you don't make your visitors walk under a waterfall in the rain. The canvas awning suggested earlier would not last as long without looking tired and would require the removal of existing roof structure, so I think it would be the more costly option (and you would still have the waterfall problem). I would leave the front fence as is, it ties in nicely with the house, but trim the tree. The back deck could easily be roofed to match the front, and be more useful to tenants with weather protection. It would be good to make all trim colours the same, and against the cream brick I think the dark grey you have on the front door and columns works quite well. I would make the other windows and trim, as well as the weatherboards over the back door match that if it just involves painting. However, it's not essential and if it means changing powdercoat finishes it would be too costly to be worthwhile in a rental.

Hi, firstly congratulations on your decision to renovate. How exciting. We are nearing the end of a major renovation and choosing the exterior colours was a real sticking point. Most of the houses around us were built in the 1990's and my renovation had the potential to not quite fit in. I had to use a timber cladding to match the existing cedar but the original had been poorly stained and I was never going to get a cohesive match between old and new. I was left pondering my choices. The solution was to paint both but what colour? In the end, I looked at what of the existing was going to be left unchanged. It turned out to be the Karaka Green window frames - not my favourite colour - but in order to work with it I had to pray I didn't offend the neighbourhood. I didn't want the old dirty brown shade and a thousand testpots later, left me with only one really obvious answer. As you can see from the photo, I chose [quite radically] to paint the entire extention in Half Karaka green. It's still a work in progress and in the coming weeks, the rest of the house will be painted to match. I waited for the neighbours - particularly, the old people from the Rest Home at the end of the street - to tell me off for my choice but have been blown away by their reactions. Every last comment has been a major thumbs up. Even the painter - who was highly skeptical - apologised for his doubt, Don't automatically assume your neighbours are going to hate seeing the changes you are about to bring to the area. Which brings me to your planned renovations. I am assuming that your window frames are also going to remain the white colour in the photo. Rather than get all confused about greys etc. Start with them as the basis for the rest of the house and work out from there. If you do that, then I don't think it will be as difficult as it currently seems for you to pick what the rest of the house will be. Don't be afraid to spend money on purchasing test pots. They are around $4 or $5 each and I believe that I probably spent $200. It was worth every penny to me to get a few small off cuts of cedar painted and sit and look at them alongside the existing windows in order to make an informed decision. Good luck. I know my presence has annoyed several designers on here. I apologise.  I am trying so hard to nail my design. I frustrate myself!!  I have revisited all suggestions under previous posts and with them I have made a few revisions to our original floor plan from the designer. Do you think this is a better plan? 1. Flipped ensuite layout so toilet has window 2. Scaled kitchen size back to gain some width in  living and dining. Scullery walkway originally 1200mm, Now 1000mm. Kitchen island originally 1200mm deep, now 1100mm. Behind kitchen bench originally 1200mm, now 1100mm. Gained 400mm in width. 3. Relocated drop zone from left of door to right. 4. Scaled back width of theatre 5. Reconfigured bed 2 and 3 so both are similar size and both with built in robes 6. Eliminated one side of storage cupboards in entrance hallway so to put more room in lounge/dining 7. Opened hallway so easy to get from master to kitchen and guests to toilet 8. Placed a visual divider, possibly recycled brick column housing gasfire in middle of loung/dining that shows both sides. TV to be mounted above on lounge side. What do you think? Do you think the lounge/dining is more usable and increased size makes former kitchen size less dominant? (Huge kitchen in relation to lounge/dining previously) OR shall I just stick with Floor plan original? ὤ8ὤ9ὤA Feedback appreciated! Sorry I am trying so hard to get this floor plan right.
