Challenge

  • Current kitchen does not have space for a 4-6 person table
  • Current kitchen does not have good flow/function with the small sink and stove far apart

Goal

  • Create an eat in kitchen
  • Improve kitchen functionality and flow but keep costs low
  • Retain 3 bedrooms, 1 bath, separate lounge, eat in kitchen (I'm not looking for open living, dining, kitchen options)
  • Keep costs low where possible

Requirements

  • Work within the current footprint as much as possible
  • Minimise relocation of plumbing and/or gas stove
  • Retain original window if possible to keep in style and era cottage. (Window is currently too low to the ground to support sink or worktop placement. It could be moved higher but might incur structural costs or cheaper would be to replaced with a smaller window)

Current Ideas

  • Relocate laundry to rear porch and build protection against elements.
  • Remove laundry and kitchen wall to create eat in kitchen
    • Laundry walls need professional asbestos removal and replacement
    • Kitchen wall may external and load bearing
    • Laundry floor replacement to match kitchen floorboards
    • New kitchen cabinets, sink, stove, dishwasher and associated installations and removal
  • Option 1
    • Move the stove and sink into the old laundry space
      • Use old kitchen sink plumbing for a new peninsula with dishwasher (and maybe sink, two alternative layouts provided)
      • Relocate the stove
      • Free standing pantry and fridge
      • Install skylight above kitchen
  • Option 2
    • Keep the stove as is
    • Move the window higher (or smaller) to create space for a sink, dishwasher and worktop underneath
    • Extend bathroom plumbing to support new sink and dishwasher location
      • Free standing pantry and fridge

  • Install skylight above dining table (but this space will be quite dark, even with a skylight)
