Comments (17)it's a very strange plan for a new build but of course we're used to looking at Australian plans...who will use the downstairs bathroom and three living areas and how many will live in the house and do you expect to have long stay guests? is there an upstairs bathroom you'll be sorry if there isn't.....do you have no neighbours and great views in every direction?..what is the distance from the outside walls to the boundaries....i suggest that you need to spend more time thinking about how you'll live in the house before choosing windows..if you enlarge the plan and make some cut out scale sized furniture you can trial different ways that furniture and kitchen cabinets can be placed in the rooms and make sure that you allow at least 1m pathways around the furniture..even if you have to pay for local authorities to reconsider the plans it's very important to make sure that you have the best possible arrangements..it costs no different to build a better plan and you'll enjoy the benefits for the lifetime of the house...can you repost the plans with dimensions clearly shown and also add a copy of the upstairs and you should receive lots of great ideas and i'll also redraw some ideas to consider...See MoreWall art for my open plan living, dining and kitchen area

Comments (11)The new work looks tight and awkward, so I hope everybody in your home is skinny and happy to walk sideways like a crab! My main concern is the relationship of the toilet to your living area, and the line of sight to the toilet pan from the front door if the laundry door is left open. Without knowing the size of your home, the number of members in your household, and the number of bathrooms, I would be examining if I really need a tiny bathroom at that end of the house, so a full house plan would be useful. It looks like you are making a lot of compromises (and a lot of expense) to achieve a walk-in-pantry, which is not the most efficient way for storage when things are tight. I would save the wasted floor space in a walk-in-pantry and spend some money on the more space-efficient pull-out pantry option. Remember to think about the function of spaces, and their relationship to adjoining spaces, and how they are going to be furnished and used. This is one of the reasons why people engage design professionals. Comments (6)Agree with Kate. Walls are useful things. Do you use the sliding door out to the patio? Could this be bricked up, and the whole wall be dedicated to storage, fridge and oven. Plus an island for storage. Keeping sink in situ, due to cost of plumbing. Reduce the window size and install overhead cupboards either side.
