Comments (6)Hi Sabi, You have a great light kitchen with lots of window, so be wary of darkening the effect too much if you like the current feel. As all your existing storage is concealed behind cupboard doors, to add an extra dimension to the space, you could consider some open storage for display of all your 'nice' pieces. Your kitchen looks to be a traditional style, so it would be easy to find a tall (or even a bench height unit to give you more space) that fits in with your scheme. See the image I have attached below. Misshayley's suggestion of a glass splash back would work well, just remember that the colour of the year (Masala) may be "on trend" now, but designers rarely advise you go with on trend items that are expensive to replace. You could then select a few accessories to display in the kitchen area that carry that colour through the space. Perhaps a feature wall nearby painted in this, as it is less costly to repaint if you tire of it. Add some greenery to the room for a fresh look & great contrast with the Masala. Comments (15)Like your choice of grey. Is the house well insulated? If not, you said you didn't want to sheet the ceiling rafters but it would help with cooling inside if that is an issue. I did a similar house in Mt Tambourine, replaced the first metre of timber decking that had been weather affected and then clad the underside in corrugated iron to let the water runoff but keep the ground floor verandah dry. You will have to get an engineer to check out the load bearing before you replace decking with tiles. Then the tiles will need more cleaning than a timber deck. Don't paint your brick, do all your improvements and then take stock. Painting means creating work for yourself or employing a painter. Every time I render I put an oxide in the cement, its fiddly but the results are worth it, never have to touch it again. Try to make a feature of your Front Door as it is a nondescript at the moment. Comments (10)why do you need the ensuite and what do you love about this property? based only on the floorplan i don't believe there's enough space to have an ensuite although, if this is a good house in a great area for a good price the best option would be to add an extension, subject to the usual costs and restrictions but, the ensuite or extension will sacrifice space from the existinhg house and even the example shown outside the house will only work if the side fence is at least 2m away btw your plans and measurements are deceptive because the bedroom next to the bathroom shown as 3.5m x 3.5m is really only about 3.5m x2.7m ... the attached copy of your plan shows some options for adding the smallest possible ensuite (shown as the rounded oblong at 2.5m x 1m) .. an extension allowing enough space to add a master bedroom with ensuite or repurpose existing rooms and add new living rooms with better connection to the garden could be an option but an extension is not cost effective just for a tiny ensuite...See MoreKitchen & bathrooms Renovation Rough estimate
Comments (10)My brother is a builder in Melbourne and he says if you allow $21K for an 'average' bathroom, you'll have a decent range of choices without going over the top. My two cents worth on the potential 3rd bedroom - I'd look at some of the wonderful ideas on Houzz for 'disappearing' walls - so you still have the potential to keep the space having an open feel. Search Houzz for "sliding wall dividers" and you'll see what I have in mind eg Re the kitchen - I'd agree on removing the wall to make the space more open plan.
