I'm not here to argue, but an approved plan can be resubmitted as a variation for approval. The blind acceptance of an approval limits your creativity, and the clients ability to obtain the best possible solution. This problem requires thinking outside the box which is what we have offered. The client must decide if the process and cost of approval of a variation is worthwhile. They shouldn't live there wondering if only we had done this or done that due to a blind acceptance that once approved there can be no variations. Realistically everything that has been suggested should result in the need to seek an approval especially when changes to plumbing are considered. Erase what you are not happy with and redesign that space without the shackles of poor space planning. You don't have to like my suggestion but don't limit yourself either.

Hi Sarah, hope you enjoyed your travels last night, that's something we have spent our lives doing plus living in different countries. Do look into the attic room/s they are lovely and the Velux skylights very unobtrusive, look great and if positioned correctly take care of venting any hot air, as I mentioned ours were pivoting ones and could be locked open in several positions. I much prefer these to dormer windows, you don't really notice them. The stairs were built off site and lifted into position and installed, built in. At the time we did ours a very good friend a builder did the same but just completely opened the whole ceiling space right out towards the gutters into a large bedroom play study area for his daughters, also using Velux windows. Glass ceilings, like Velux windows have been around for years, believe me I know, we're both getting older. Velux windows can be used as glass ceilings in opening and non opening configurations. I would love to see you keep the outdoor loo as well and updating the old shed into a new connecting space to the house, perhaps a glass breezeway. I will have another look at your plan again over the weekend. I love your front iron gate as well, auto sliding driveway gates work really well and would really fit with your carport. My brother in law put in a tall timber sliding gate at his last home, lovely cheers

in my experience it's false economy to sacrifice a workable floorplan for the sake of a few metres of pipe... your plan shows that you expect to replace the old kitchen, bathroom and laundry so my suggestion would be to take advantage of the opportunity to create a small hallway to allow privacy for a separate toilet and bathroom with a combined laundry pantry and consider backsplash and highlight windows for extra northern light or reverse the plan and have the living area on the north but, with the original north wall already on the boundary, you may find that you could be better off to work with the existing north wall and not risk having to allow a setback from the northern boundary ..discuss set backs with local council before making any more decisions

we need dimensions of the extensions, what is the room next to the wiw and ens, what is the purpose of the step down space and where do the outside steps lead to?
