Need alternate floorplan ideas please

Hi,
I'm looking to upgrade my kitchen and improve the natural light in the lounge room. I've got the current floorplan and two renovation opens including one for open plan.
I'm leaning towards the open plan as it would be better for lighting but I'm afraid opening it all up would make the area seem smaller. I could add skylights in the loungeroom which would improve the light but also create potential ventilation leaking.
Does anyone have any other alternative design ideas? North is directly behind the house.
I'm not looking to rearrange the bedrooms, bathroom and laundry unfortunately as still have a fairly limited budget.

4 years agoI assume by saying that north is behind the house, that you mean that north is at the laundry end or top of plan.
I would go with the open plan second design. If north is at top of plan, you don’t want a solid covered alfresco. Maybe clear roofing, or a gable design if possible. Otherwise it will block any winter sun. With kitchen, maybe install a window splash back the entire length of kitchen bench, with overhead cupboards, then you would get the morning east sun.

Comments (46)Thanks guys, @Andy, I will be more than happy to keep everyone in the loop. Especially after everyone has contributed so generously. However, the reality is that we are in the very early stages of planning. Also, considering we are wanting to basically gut the house and renovate from top to bottom raising the funds will likely take time. Though I'm sure we will continue to return to this page and seek additional advise/suggestions moving forward. Oklouise, thanks for the floor plan. This will be very useful when showing a professional our/your ideas. A loft? That sounds expensive! Regarding changing from my beloved Hampton's style, we were thinking of keeping some elements from the original home. I.e the raked ceilings but white washing them. do you have an example of a modern mid century home? Siriuskey, ok you are making life way to hard for us now. You keep coming up with some fantastic ideas for the kitchen and my wife loves all of them! I agree with you about keeping those two front rooms. I think they are quite unique in the house BUT we really like Oklouise's floor plan which carves up that room into a WIP/study. Currently we are torn as we want to retain the room but love her floorpan. Life is just to hard! I do indeed like my barn doors! I think they are very cool indeed (not sure how quickly they will date), we were wanting to use one as the entrance to the WIP. Comments (51)siriuskey, Yes, the courtyard is open to the sky (no roof over it), I assume this is what you mean by double story. Ref. below photos, I would love to get this look, especially the first and last photo, where you can see family living space from the first floor. I can't achieve this in my plan as it eats a lot of floor space upstairs. The referred plan (photos) has a very big void combining staircase, hallway and dining area. I know it is not easy with cooling and heating when you have such a big void. So, I explored a few ideas (with my limited knowledge on this topic) before achieving the current floorplan. I have also thought about, in my current plan, extending the void on the staircase to the dining area (it is more like L shape) but i wasn't sure if that makes any difference. keen to hear your thoughts....See MoreHelp please… floor plan ideas
Comments (9)as others have already said there are too many unknowns to be specific about costs but renovating is often more expensive than building new as you have to first pay to remove and then pay to restore and often need custom sized new work that's much more labour intensive and expensive BUT if the house is in a perfect location at a good price and you can modify without extraordinary changes my suggestions without removing any major walls include a new kitchen and only widening the doorway between kitchen and dining and improving the ens (with or without including the extra space at the side) but the small nib wall near the original dining room door implies that there has already been part of a wall removed and why didn't they remove the rest when this small projection restricts comfortable movement ...my plan has minimal demolition and extra walls and doors to separate rooms and zone, heat, noise and family activities BUT depending on your local climate the orientation is not ideal as the site plan suggests that the house is almost on the north boundary and this restricts sunlight and views in and out of the north facing windows (what's next door now or in the future if/when neighbours renovate?) space shown as meals is only big enough for an entry area and the old study faces south and west and could make it hot and/or cold and dark at the back of the house and restricts ideal connection to the garden.. and as usual the real estate plans are confusing and upstairs doesn't seem to match downstairs, the stairs probably infringe on the space in the retreat so i can't make realistic suggestions but there's is probably enough space to improve the bathroom and maybe steal space off the wiw for a separate toilet and maybe take better advantage of the northern aspect but all depends on accurate available space, aspect and budget and every house can be improved...See MoreFloor Plan Remodel - Help, ideas please!
Comments (12)i would be reluctant to make any major changes until you're ready to consider an extension to take best advantage of the great northern views towards your proposed new back gardens so my first suggestion is to check true dimensions of every room including bath, toilet and laundry and then make an accurate site plan with specific location of house, existing driveways, shed and any trees you want to keep and then check with council to find out if its possible to build a new garage in the front yard (or on the boundary as the old garage appear to be located)...an accurate site plan will allow you to begin planning future renovations and gardens and unless the old garage is beyond repair, subject to council approval, why not consider adding a new garage in the front yard and renovating the old garage to use as a shade house and garden workshop ...short term my suggestions include a new entry foyer, home office and pantry.. stage 2 has a new kitchen family and master suite and repurpose existing rooms (with the old kitchen post relocated into the new doorway between entry foyer and lounge) and stage 3 would include a new garage at the south west corner of the block and best location of alfresco will depend on your choice of location of garage and extensions but a covered space between old garage (new garden room?) and new kitchen could be worthwhile......See More- 4 years ago
