II know this is an old thread and you are probably well underway, just realised the date :-( But I would try to make a private courtyard off the ensuite and move the bath to the window overlooking this area. Would probably have to turn the WIR sideways and redo bedroom entry, I would switch dining room with kitchen & laundry too with study at rear of media room looking out to courtyard with possible access from kitchen & laundry. Maybe move powder room to exterior wall too next to study & Bed 3 bathroom turn sideways with robes behind bathroom, may improve bedroom size. Then Media to room add corner sliding doors as in this great debate on Houzz https://www.houzz.com.au/discussions/media-rooms-in-or-out-dsvw-vd~3149173 You can then open to living space if wanted - gains air/light/breeze & functionality. Kitchen gains wall for high cabinets and you could include a servery/hatch to media room. :-)

I have noticed that people worry about condensation in Laundry cupboards, and it's such a simple thing to deal with, we did laundry cupboards and the F&P dryer had duct kit that was fitted to the dryer and then out through the wall across the ceiling and came out through the eaves (Not the roof). Worked beautifully and when the laundry door was closed it was very quiet even with machines running. The laundry cupboard still allows light and a decent passageway through the house Kitchen and bathrooms sell houses and add value. I think maintaining the existing rooms as much as possible and turning the current bathroom into the ensuite is a great solution to give you a better Master suite. you would just need to add a door at the entrance to the master The laundry becoming the family bathroom with toilet for everyone to use including visitors. The possible extension to the rear of the house across the one wall (Living/ dining/ kitchen would be more affordable than doing two walls, the new rear wall would mainly be made up of doors and windows. The one thing I would like to see is to keep the roof extension in sympathy with the rest of the house., tall ceilings and character, would make your house look and work brilliantly. Everything comes at a cost, but making these changes should prove cost effective, instead of the expense of adding a new double garage and master suite to the front of the house. Keep the charm of your house and by spending time in the front garden would really make a difference, cheers

Hi Liza, addressing @ddarroch concern, perhaps the following just to confuse you. Keeping the kitchen in the same place but open up walls, this will save money on plumbing/ electricity Fridge/cook top/oven on back wall. Large sit up to Island with sink and DW, and long narrow Pantry/Storage along the walk as you walk in. A lovely barn style door to close off the parents "SUITE" Study desk to one side of Fire Place with matching cabinet on the other side of the fire for TV to stand or be mounted on the wall. Possible family guest bathroom/powder room in Cellar, with doors that close across entry to the stairs for privacy for guest bedroom and to contain noise to it and upstairs cheers
