We had a white kitchen (I know it's not white in the photo- that's another polytec story that ended up in a warranty claim replacement kitchen- hence the change in colour now) and I decided to go with mirror tiles though grout always an issue however so unnoticeable with the mirrored tiles easy to clean too. Each tile is a different mirror effect so doesn't show any grease spots at all. I love my choice- a little pricier but worth it I say!

Hi siriuskey I apologise for not replying to you earlier but I have been reviewing your last plan over and over wanting to use the layout of the kitchen but concerned about the other changes. My main concern was the wiw/laundry area and the loss of a room, either the study or bed 4. But the idea gave me food for thought and I have been trying to work out a solution. Where there’s a will there’s a way! I can see exactly what you mean about having the Butler’s Pantry in front of the window which was a major concern of mine even though I thought the servery was a really good idea. Thank-you for taking the time to point this out …and in such depth which would’ve been very time consuming for you! I must admit it was a surprise to see the kitchen placement in your last layout. I would never ever have thought about doing that but loved the idea! I have tweaked the plans a little by simplifying some of the changes and adding a few of my original ideas and I think I have come up with a solution. I will be very interested on your thoughts! I placed the existing furniture (to size) into each of the rooms to see how it works with the new layout. Oh… and I love your suggestion about being able use the dining/family rooms as either! I have also left the wall between the family room and lounge to see how it works before removing it completely but opened it up with double doors allowing entry from the front door to the main area...and a view of the fireplace is always welcoming. It’s a great idea for a toilet and shower to service the pool area under the deck downstairs…I think that would work as there’s no limestone there (and no we’re not in SA) but I’II look at that once I get organised with these plans! I love Irene's photos and the suggestion to build a wall inside the boundary to square off the front angle, with plantings in front of it. This would be a brave move (I would probably get a landscape designer in for this if you go this way). Otherwise (I haven't read the previous comments, apologies in case I repeat or contradict), I would plant a fuller medium sized tree in the front right side (the deepest part), though centred, not in the point itself! Something like a full Manchurian Pear (though be committed to pruning it to keep it from growing too large, they don't grow too fast, it should be manageable - otherwise try a pretty Snow Pear (my favourite!) or a Bradford for a more compact but pretty shape - you can even pleach (ie take off the lower branches to keep the first metre of trunk nice and bare for a more sculptural look), or if you want something that will keep more compact without too much trouble, a beautiful crepe myrtle (Ilove the white Natchez variety) makes a lovely sculptural feature tree. You can underplant this with a square garden bed with star jasmine (just keep it trimmed to shape) and they look amazing with some under lighting at night (easy DIY kits available these days). Then along the right fence line I would add plantings to keep it private and looking lovely, again I would go Chanticleer ornamental pear (or Capital are even more narrow but I don't love them, though they're very popular). Again you can underplant with hardy, quick growing and low maintenance star jasmine. Then along the driveway on the right side, plant something lower and along the left side (if you have soil here), plant Sweet Viburnum (I love this, we've planted the Dense Fence variety), again, quick growing, beautiful foliage and low maintenance.
