Concept floor plan feedback

Hi all,

I would appreciate if any advice or suggestions for our floor plan.

Basic Info:

- First time house builder, so much of this has been dictated by design team

- The land is a corner block, facing North. The primary street is on the entry side and the garage is facing the secondary street

- As this is an initial concept design, so some of the measurements (eg. WIR, bathroom measurements are missing)

- Facade is still with designers but aiming to be a relatively modern (similar to below)

- Very unsure about second entrance (POR 2), as there is likely to be a fence closely in front of that door

The downstairs living/dining will be awkward to furnish particularly is the TV stays where it is. You need to mock up some furniture and see where you’d have sofas, dining table etc.

Which part of the block is north facing? . The front, the sides or the back.

Do you have to use the smaller front boundary for the garage? Is the noisy living space going to work with all bedrooms coming off this space? If the garage went to the south and can it be on the boundary in Sydney, that would leave the middle for bedrooms and the northern aspect for living, as most Australian houses benefit from northern light. The front setbacks would make an ideal outdoor space which high fences or high shrubs if not allowed high fences, if on a busy road most councils allow you to have sound barriers, leaving the entry to the house to come in off the long boundary, which you can make more of a feature. You have a corner block which is always a bonus. The beds will then have a quite zone, the living can have that northern end and cars can be pushed to boundary. Always look at the site before you look at plans. Always make sure the living aspect overrides the plans. Always make sure that living in a space overrides the plans, always.

I'd mostly be using upstairs for storage space - you have to build up pretty large dry food stores if you want to stay self sufficient on a homestead - but given where I'm looking at building a bunk-room for visitors unexpectedly trapped by heavy rain would probably be a consideration so I want to make sure I plan my plumbing (for an accompanying bathroom) according At this stage I've marked the stairs here on the first floor plan. The footprint of the storage room would be (I think) 3.2m x 2.8m and the staircase would eat into this. Edit: I also have the general impression most people see themselves having larger families than what I personally consider right for me, so I imagine future homeowners would probably be appreciative of being able to turn upstairs into a 'kids zone' with additional bedrooms,rumpus room etc

siriuskey, Yes, the courtyard is open to the sky (no roof over it), I assume this is what you mean by double story. Ref. below photos, I would love to get this look, especially the first and last photo, where you can see family living space from the first floor. I can't achieve this in my plan as it eats a lot of floor space upstairs. The referred plan (photos) has a very big void combining staircase, hallway and dining area. I know it is not easy with cooling and heating when you have such a big void. So, I explored a few ideas (with my limited knowledge on this topic) before achieving the current floorplan. I have also thought about, in my current plan, extending the void on the staircase to the dining area (it is more like L shape) but i wasn't sure if that makes any difference. keen to hear your thoughts.

Love it as is. Well done. The void above living will let on light, just be careful of not letting in the western light too much. So some way to shade house on the backyard end. would be good.

For a home that seems compromised in hallway space upstairs for minor bedrooms, the master bedroom appears too big. With the hallways being less than 900mm to minor bedrooms, think about practical things. For example how would you get furniture into these rooms?

Which way do the breezes come through your land. Can you open windows and have cross ventilation through the home?

Have POR2 as a glass door. Then it gives access to that side of the home if required and other times, the sunshine will come into the home.

Plan your furniture layout in both living rooms. TVs. Fire places, etc. also table. Is there a PowerPoint nearby.

Hi Dreamer, that is a great point about the hallways. I should have the ability to shrink the master bedroom and increase the width of the hallways.

The front entrance (POR 1) is facing North.

The breeze flows from a South-Easterly direction

adding furniture helps explain the walking paths through the rooms and my suggestions include reversing the stairs and master suite and losing the side entry and laundry shute in favour of more comfortable rooms and you will notice that my plans have been rotated to make the orientation easier to understand and all windows should be sized and located to suit

Personally I think family room is too narrow when considering it includes a passage to bedrooms. I would shrink master 1 metre to balance space, the prob carve a study space off family as a small room

The position of the powder room in the original posted plans and oklouise plans to me is not desirable. Toilet at the main entry??
Could the access from garage to back yard be reduced, and the laundry room area be increased to include the powder room in that area? There is already a toilet in the downstairs bathroom for the bedroom, why have another right next to it. The laundry area for powder room is private and accessible from outside when required.
