can you share a copy of the original plans including dimensions, direction of north, any views and outdoor areas with a list of all the modifications you want to make...bests options will depend on the number and ages of the people who will live in the house full time and can you both do your work in the same room without issues about private work phone conversations and how much desk and storage space do you each need?? i would prefer to have the office/s in the most comfortable space to make a long work day as pleasant as possible and how will you use the extra living area and bedrooms could they double as office space, how much master bedroom storage do you need as a more spacious ensuite could be more useful and, assuming that you won't be working when you have overnight guests, i wouldn't worry about occasional visitors and the kids might enjoy camping in the backyard if there's no dedicated spare bedroom for them

Plus do you have clients coming to the house.

@ oklouise you have so many excellent questions which has given me lots of food for thought! We don't have views but the office would be north facing so it would get lots of natural light, compared to if we place it in the bunk bedroom which is east facing. I have attached the original floor plan. The house will only be occupied by my husband and I, with guests staying a few times a year, mainly on weekends and summer holidays. The kids would certainly prefer to camp! We have a toilet in the shed and will add a shower during the reno so that would get them set up really well! My husband and I currently share an office so we manage that well. @pottsy99 makes a good point that it may be more beneficial and economical to build a studio in the back. We have a huge yard and can easily accommodate one, and it's something we can do further down the line if we find the bunk bedroom isn't working for us. You have all been so helpful and really helped focus my decision. It seems that 30K can be better spent elsewhere on the reno.

Give your use I am question your change of the family bathroom and bedrooms. Wondering if you could use the space shown as new bathroom as a study. Or use the larger bedroom as study and combine the smaller rooms to make a larger bunk room. As you said you will have a third bathroom in the shed.

as usual the old real estate plans are inconsistent and you need to confirm measurements of all existing rooms before making any new plans

@Kate we currently use that small nook where the new family bathroom is going to be as an office when we stay at our holiday home but it's just too small for our permanent office needs.

I am not sure on your timing. But be aware that the new ‘Liveable design guidelines” kick in in October in most states. Depending on size of renovation they may be relevant,
Main considerations are:
A flush Entry door width of 860 leading to a 1200 wide entry. Could be a back or front door accessible from parking space
1200 mm in front of toilet clear of door swing.
1 flush shower.
1000 m wide hall between accessible entry and accessible bathroom.
Bathroom designed for future grab rails.
There are some state variations.
Also energy efficiency gets beefed up.

I think this is correct but check with your designer . Regardless they are good to have especially as we age

Hi Astrogirl,

If it is just two of you living in the house, I would suggest that one of the four bedrooms should be able to be utilised as an office without needing an extension.

With the changes you are proposing, I'd be inclined not to build the wardrobe into the bedroom beyon the family room and make that the office. That presumably is the west side of the house with a south facing window.

One thing to consider is that you can see straight into the master bedroom and ensuite from the front door. The ensuite is quite small too. I'd move the door down towards the dining room beside the wardrobe or leave it where it is on the existing plan. Plenty of space to extend the ensuite.
