You need to post measurements, we’re just guessing. Your budget of $50k is low for the work you’re after and that work will require plans and permits taking a good chunk of your budget.
To keep costs down you want to minimise fiddle work like moving windows and doors and walls. Cutting new windows is reasonably simple, as it adding new walls. But even things like changing location of heating ducts adds up. Then there is electrical and plumbing. And do you want to add insulation into walls etc. scope creep.
What are the walls made of? Timber stud or brick? What is the floor made of concrete slab or timber on joists? If the rumpus room is the old garage is the a concrete floor? How many living areas do you need if you need four bedrooms? Where is north , south, east , west?
The room sizes do look small. If we know what the house is built of and which walls are load bearing, then a design idea would be easier. With answers for costing, this also makes a big difference in labour content of a build. A lot easier to remove a gyprock and stud wall, than pull down a brick wall.
Was the garage conversion done with a Council permit? Your local council should have a record of any permits issued. And may also have the original plan.
