You say the whole existing external wall can be removed. Are you plan in new kitchen and bathroom as part of works. Can existing dining be home office or do you need a private room.

And bed 3 has no windows. How is that space used?

Will you be better demolishing cottage and putting a new house with good insulation and wiring?

With so many different rooflines and add-ons of various ages you’ll find it expensive to put the extension where you’ve planned it. A link to pavilion type extension is probably your best option. Have you had discussions with any builders on the feasibility of your plan?

Kate the middle bedroom will be having a openable skylight installed. We have also reclad the whole exterior and insulated it since the photo was taken. Wiring has already been upgraded by previous owner. I was happy with the office being just part of the room but my husband wants it seperate. The kitchen can be moved into the new section. The bathroom I’m pretty easy as to whether it moves or not. It’s in desperate need of an upgrade anyway.
Big reader my husband is a chippy and will be doing the build. I’m open to any ideas.

My first thoughts are 11m x 11m is a big space to add on, especially when you could re work some of Bed 3 and dining space to improve the flow of your existing home and better tie in the new spaces you are after. If theres a way to be more economical in the extension you can either put in better finishes or just save money overall.

How many bedrooms do you need. I gather the photo is the north side where extension is planned. Which door is your front entry?

Can you add dimensions to all rooms. Perhaps draw up plan to scale on your graph paper. The two floor plans seem diff room sizes.

I think you need to design a layout first (including getting rid of the internal bedroom) and then see what extension you need - rather than deciding to add a box of a certain size and then wondering what to put in it.

This is my thought, obviously without proper dimensions it is just a thought. The centre bedroom has to go. Make half into your walk in pantry and half into an office with walk through access to bathroom. Delete lounge and create another two bedrooms, with the original bedroom becoming storage, or walk in robe, or a new ensuite….. the new extension should be a rectangle, not a square. Easier to furnish and build. 11 x 11m is too big, unless you plan to have a pool table or similar. Put your bar, living and dining in a 11 x 6m space. With full stacking doors facing north with pool views. You haven’t said where the pool is going, but having the pool enclosed would not be my choice. Just make sure it is heated. Keeping your kitchen it same position, with a peninsula and a central island.

A whole approach to renovations should be taken, not just adding on a room without thinking of the rest of the home, and overall improvement of the entire building and utilising every space to its maximum. (Also: support beam could be place at end of kitchen peninsula if required.)

Bedroom 3 would be a great location for bathroom and pantry. Dreamer’s idea of moving bedrooms to lounge is good. Building new bathroom in new location allows you to stage works while living in house. With plumbing brought to centre you can then reorientate the kitchen picking up the new plumbing. Again allowing staging whilst in house

Generally, it's not energy efficient to build a rectangular home, long sides facing north (for light & winter sun) & south.

Your current home is quite square. But if you extend it towards the north, it will be rectangular, with long sides facing east & west. Which isn't ideal, as these sides can get very hot in summer.

So it might be better to extend further to the east, where the outdoor area is. Facing living areas to the north.

How large is the renovation? Taking this approach will mean the relocation of the bathroom, which could be expensive.

Pool could go on the northern side.
