Hi Chris Good plan revision there may be a couple of things that may help 1. You need 3Ds to make a decision on the front, its not to difficult to do if your Building Designer has the appropriate software, in all my design I give my clients 3Ds because it is difficult to understand spatial concepts from 2D's drawings - even fro people that do it every day. 2. Internal views are often more important than external - you spend more time inside the house than outside., your neighbours my spend more time outside looking at the house. 3. Upstairs I really like the master bedroom, but one of the robe has a window in it this would mean that the clothes would become decoloured. I would remove the window. 4. Also I would remove the window next to the TV in the recreation room - TV's will increase in size and the window might not add to better viewing. In my opinion the recreation area forces people to go around the sofa - children wont they will walk over them - more fun. I think the Tv should be on the Bathroom wall and the room squared of and the real furniture put in to scale - might help a bit with the final decision, some 3D's would help. 5. There seem to be no window in bedroom 4. 6. The downstairs works well, just that the kitchen bench still has a sink in it - not very practical, and a bit old fashioned because it really does not work - tend to spill between sink - stove and fridge - wet floors are not very helpful in work areas like kitchens. Unless you live like animals, carpet does not 'harbour' a single living organism. It's a scientific fact. It's your bed that harbours organisms. Carpet acts like an air filter for dust, waiting for you to vacuum it out. Timber flooring allows dust to be constantly stirred up into the air in the home unless you vacuum and mop daily. At the end of the day, go with what you like- carpet in bedrooms and not in high traffic areas is logical. I've manufactured carpet for years and wholesale carpet and hard flooring. There is a lot of misinformation out there about all flooring types. Happy to answer any queries.

Thanks once again oklouise for your comments. I have already been told by the draughtsman that I cannot put in skylights. No idea if this is true but he seemed quite sure and it was he who 'designed' the layout of said ensuite with what I consider a too small window because of ease of plumbing and drainage. He says that can be changed...............Supposedly only put like that to get the oversize plan in fir consent. This department is only interested in the outside view and the effect on the neighbours, which I actually dont have any. The positioning of the ensuite and WiR has changed too from the first plan as I had to come 'out' of my bedroom into a corridor past the WiR door and then into the ensuite. Technically they were both in my bedroom as had not entered the hallway but did not seem like it. So the wall you have now suggested for the door is a small lobby to the bedroom and I had planned to put furniture on it and a full length mirror. I will now look again at the whole space with three zones to see what can be done. I used the word solar tube as I thought that was the generic name for the 'tube' installed which reflected light into a room. Do they cause draughts? Have had no experience of them but will probably want to install one in my scullery (or Butler's kitchen) but am going to work in it a few months before deciding that. I am really quite a novice about function of installations and of building code.

Hi kristymacd, after changing my mind many times we went for a built in 1700 bath! Mostly as builder and tiler thought it would be easier to slope the floor properly and I liked the idea of the slightly larger built in compared to the 1590 back to wall. I’m sure a back to wall would’ve been possible and been fine, it all just got a bit hard and I knew both would look good. And I don’t think a back to wall would be any harder to clean than a built in - with a built in you have the hob and tiled face of the bath and back to wall there is the floor either side of the bath - same same! Here’s a pic of ours, not totally finished yet but really happy with it.
