We're new to renovating and would love your advice
Comments (94)Just to confirm I have taken the great ideas presented here as advice only and have no intention to do some dodgy diy reno's. With the exception of a couple of quirky exposed timbers as you can see in my pictures there are no other exposed beams. As you can also see from the pictures there is a large roof space on the right (east) side of the house but the ceilings themselves are flat with a slight dip on the north wall. Based on my own personal experiences I would have to agree with Two's Company that there is a tendency towards rendered brick in WA (although there are still many exposed brick houses in my suburb) while double enclosed double garages are also highly desirable. I would also agree that toilets within the main bathroom and non traditional laundries may be considered unusual by many (but not all). Ensuites with toilets however are still very common. Also due to the nature of our work we would prefer the laundry separated from food/kitchen area. For a 4x2 house it is only around 155m2 excluding carport/alfresco which makes the rooms feel quite cramped, hence the desire to open up the family room. However, as Two's Company suggests we will need to first get a builder/eng in to check load bearing walls etc as this will undoubtedly affect what we can achieve within our budget. Comments (55)Yeah oklouise that opens it up ...I'd Keep pool/poolhouse as is, but flip the kitchen back over so the island doesn't interrupt the vista down the passage to the pool, powder room could be worked in somewhere b/w MPR & Laundry. The adjusted stair however of course will change the upper level layout. Just a thought/question considering such a tight site, arguably a lot of unused side area that I understand is there to maintain rear access via garage, but as I see ripe for the design picking/opportunity should you concede rear access happens through the house. Considering your coming through the garage anyway you could possibly set the laundry up so that it runs lengthways down with the block and you essentially take over the external area with the flow of the laundry and when need be you access the external through the garage, into the laundry and then out - better use of the land IMO but as siriuskey said previously ultimately your home and your decisions/priorities :)...See MoreWhat do you think of my floor plan for my new home?
Comments (73)This floor plan has a single garage, with bedrooms grouped together at the front of the house, the Music Room has been moved to the rear away from the bedrooms as it would make too much noise for those sleeping. It can now be opened up to the family kitchen dining, courtyard and Alfresco and can be used as a play room(/ guest room) giving children great indoor out door play area in view of parents. There's a study with a similar view. A powder room closer to the rear of the house for easy access, The main bathroom is done Japanese style. The master suite has the WIR between the bed and the ensuite, no noise etc when in use to disturb anyone. I have made the passage way extra wide and more like a room which has a linen cupboard, you could certainly make this narrower and add to the bedrooms if you wished, This comes to 204.5 sq m. cheers...See MoreWhat do you think of our outdoor kitchen plan?
Comments (33)Hi Lila The waste pipe can still work with the L shape but if you are concerned, switch the sink and BBQ locations. That way the BBQ fumes will be further from the house too. Access to the back yard is always a consideration but I wouldn't let it rule your overall design as there are always ways around it. I had a mini bobcat come through my house to dig the pool in the back yard when I lived in Brisbane!!! A sail maker or equestrian sewer could easily make a good cover for the bench unit and I've seen it work on several occasions, but I would save up for the pergola to the side of the house which without any issues with the neighbour, could go to within 1.1m of the boundary or just as I drew it.
