I would start with making a decision on the carport first. Start by talking to the council as you may not be able to do a double carport (and the single carport at your neighbours looks like a tight squeeze!) Also as Missmel said you should probably also make a decision whether to paint or not early on. If you are going to go with carport, paint, new awning and possibly porch windows you are getting into a whole new look so I would start talking a professional about the best way to design it. As an alternative to the porch enclosure could you get the front windows double glazed to reduce noise? If it was my place I think I would only be changing the awning, paint the fences, landscape, and maybe do a single carport if its really needed (plus the tiling etc that you mentioned). Some new fretwork might be nice too. To me the main thing to change is the bullnose, as you said its not original and it looks heavy and dominating. You will have to post some pics when done I will be really interested to see how this all turns out.

Always check with your council, they mostly like to get cars off the street in the city if the can. It is a great looking house and will be made to look even better when the car yard can be moved to the R/H dead side of your house. Don't do something because it's the cheapest, have a plan and wait until you do have a few spare dollars. It will add big value to your property With 4 cars it looks like you could call on some family man power to do some of the work, and if you have family or friends with trades required to do the job, throw a BBQ but no food or Beers until the works done cheers

This was my thinking about that pantry window (and there has been a lot of thinking, to my draughtie's despair!) : I guess it comes down to the fact that this is a renovation rather than a new-build, so it will always involve compromises. I chose to have the pantry on that front side rather than the back in order to get big stacking sliding doors across the whole back wall, which is north-facing - where the kitchen-dining area will open onto a deck. I have ensured that the renovation plan works with the current layout as much as possible, rather than forcing it to be something it isn't (I had a more complex design done initially, that was much more expensive, because it was trying to make the layout like you might see in a new build). Having said that, it also has to be functional and work for the lifestyle we have in this era. I think our floorplan achieves that - with the only minor point of contention now being that rather unobtrusive pantry window! I think for resale, and for the majority of people, if it came down to a choice between having a walk-in pantry with a window that isn't the same height/width as the others at the front of the house, or not having the WIP, the WIP would come out well ahead.

Me me - The screened area was erected by previous owner and it has proved more useful than if there were only a screen on the front door- to keep unknown visitors at a distance from the front door, to sit or dry washing in with some weather protection and without insects, to drop wet things further from the front door, and blowing rain only gets through to a few inches of floor inside the screen but hits the dining room window sill.
