Yarnos I agree with Natasha. Your existing architect will have (well, should have after working on your existing design) an intimate understanding of your site, soil conditions and implications of levels on your design. He/She are in the best position (given his/her understanding of your brief and constraints) to illustrate to you how a design solution such as this can work. No one on this forum is currently in a better position than your architect to explain this to you and outline the affordability of it as an option, based on your site, your brief and your budget. You can visualise this concept by letting your architect demonstrate it for you. If they are not demonstrating it, then you have the wrong architect I'm afraid. And if you are not empowering them to use their expertise and provide design solutions for you, then you either need to get another architect, or be a better client. Architects and designers - the good ones - are creative problem solvers. They are design detectives in the art of living well. They spend their entire professional and personal lives and time studying how people live, and how to create environments (and homes) for them to support them living better - more functionally, flexibly, beautifully. The talent of a good architect/designer is invaluable in elevating your lifestyle ... of taking the 30 year mortgage you're about to wage on this bet of building a home, of taking this massive investment, and turning it into a physical building that is your heaven and haven, your place of sanctuary and inspiration. They expand your vision, interpreting both what you say, and what you don't, into a result that is beyond your imagining. That's why you hire them - because you can't do what they can, and you need them to bring your dreams into life in a way that's better than you could have ever anticipated or created yourself. As a client, you have a responsibility to brief them well, trust them to do their job, be open to their ideas, and be guided by their expertise. The not so good architects and designers are simply drawers and documenters. They 'convert' your brief, your expressed wishes and shopping list into a floor plan that fits, and can be built, but that's simply it. It's a house, not a home. It functionally will do the job, but it never reaches its full potential. And so your life in it never reaches its full potential. You unwittingly compromise, never truly aware of how different, how much better, things could have been. The catch is, you've made a massive investment, and created something that will outlast you and become someone else's home too. So the impact is generational. Your responsibility as a client to these architects and designers is to understand the difference, and ideally not work with them - not unless you can show design leadership yourself. Work out which one your architect is and make a decision. Trust them to do the job properly for you (and give them the ability to do it), or walk away and find someone else. Thanks Tilly, yes I think it'll be a really good exercise to think about how we live every day and what will support that. For example we had a BBQ on the weekend and the weather was quite cool, so my husband said how about a covered entertaining area to the rear of the house (north facing), but I'd rather have it open so the sun comes into the house every other day of the year! So we're investigating these fabric folding awnings... I might get us both to sit down and virtually go through our day to work out our ideal items. Thanks! Yes I don't want a huge footprint, and survived for 10 years in a small Victorian terrace with a 'Euro' laundry behind fold-back cupboards in the bathroom and it never bothered me, so you've reminded me that I'd much rather that space devoted to more enjoyable areas! And keen on the versatility of a multi-purpose room, sounds like such a great approach, I work part-time from home plus my family is interstate so doubling as a guest bedroom would be perfect for us. Love the window bench with storage idea and yes I want an island bench that's clear of sinks etc. Wow those loft beds are amazing! Might pencil that in as an idea. Wonderful, thanks!

Judging by the plan, the photos and your comments it appears that too much heat is coming in from high light glazing (clerestory windows) into the lounge and dining areas. Both rooms will be cold in winter because the direct heat from these windows is not enough and not absorbed in an thermal mass and they do not have ground level windows or glazed doors facing north. The elevated floor means that it is cold under the house so heating in winter goes down as well as up. The roof would lack adequate insulation due to the period in which the house was built. The roof tiles probably have another 15 years maybe a bit more so it is costly to insulate from the top (i.e. taking roof tiles off adding insulation then putting roof tiles back in again. The colour of them is contributing a lot to the heat. So what to do. - add external shading device to the highlight glazing, maybe timber battens 40 x 40 at 20mm spacings. This will block direct sunlight within the shading season. That helps to reduce heat intact and see how you go. If that does not work then - add a rigid foam core board to the underside of the timber ceiling, e.g. Foilboard which is 20mm thick r 2, then install a 12mm plywood ceiling lining under this. That way you retain the timber rafter ceilings but also one that has a light coloured (hoop pine ply) timber in between. (Note this is costly) - big gains in heat loss is achieved with underfloor insulation. Try r3 bulk squeezed tightly between the floor joists. Then you can plan for the future with the following - change glass in windows and glazed doors to a low e glass - install insulation into the cavity of the external walls using a company called envirowall. - replace roof tiles with a light coloured metal roof, replace the existing roof battens with a 100 x 40 batten so that you can install a 100mm thick anticon insulation. All of the above costs money and if you don't do it then it costs money to burn energy to keep the living rooms between 21 to 27 degrees year round (what we consider comfortable) so if it tough to decide what to do or not. As an alternative For about 40k you could spend 30 of it on solar cells, and an awesome battery (Tesla powerwall 2) and buy some wall mounted ac units. But that would be kicking the can down the road. But sometimes you have no choice. Good luck

Hi All, apologies for the delay in responding and thanks again for all your suggestions. Siriuskey - the sunroom is currently used by myself as a study/make-up room (a computer, desk and printer at one end the other end a dressing table). I don't think it would be suitable as an ensuite as I believe it was an old verandah that has been enclosed and the front is all window, which face the street. We live in Northern NSW, near Lismore. I had a new split system air conditioner installed mid-winter last year and it seems to be helping with the heating and cooling, but of course it would be great if we didn't have to use it too often (even though we have a fair few solar panels), oklouise - if we were to enclose part of the patio to make extra room I, think I would 'roughly' leave the kitchen were it is but widen doorways and have a bigger island bench. I would then use the 'new' room as a dining room and the old dining room would be like a sitting room with the potential to perhaps move the loft bedroom stairs in there in the future (which would gain full use of bedroom 3 back). These are just rough ideas at the moment though, we are still open to ideas. Kate - we could potentially move the bathroom into bedroom 3 but I don't know if it would gain us anything... unless I'm misunderstanding your suggestion. siriuskey - I have attached 2 photos; one shows part of our patio looking back to the family room door and you can see the pool fence for where it is situated with the house. The second one is an aerial photo of our block showing the house and pool. I hope these are useful. The patio has a room and ceiling and concreted floor, so I don't think it would be too hard to enclose part of it in. I love all the feedback and suggestions so far, so please don't hold back!!
