When he and Stacy took claim of the property, the back of the building was just what one might expect of an old commercial building. "The original structure was built in 1923 for use as a mechanic’s garage," he describes. "It was complete with a ramp to get the cars from the back alley down to the concrete shop floor." The design of the garden took shape around the couple's affinity for the black basalt pavers. Stacy found them in Washington State, and they were used to match the materials for the garden's retaining walls. The dark material offers the outside area a sense of structure without feeling hard or stark. Glass doors leading into the house through the kitchen and master bedroom offer immediate access to the outside, making the garden a true extension of the home.

From the patio to the outdoor fireplace, the homeowner was able to select materials that would help them achieve a backyard paradise with a modern feel. Working With the Experts Knowing that the fireplace was going to be the focal point of the backyard, the homeowners selected Mystic Gray with the help of the experts at Braen Supply for the patio; the cool grays in the stone would be complimented nicely by the warmth of the fire. Tennessee Gray was chosen for the wall caps and pool coping and Bluestone wall caps, steps and slabs were also incorporated into the design to really tie together the entire look of the outdoor living area. Together they were able to achieve the perfect blend of colors and materials to create a clean, modern outdoor living area the homeowner dreamed of.

Resting upon a 120-acre rural hillside, this 17,500 square-foot residence has unencumbered mountain views to the east, south and west. The exterior design palette for the public side is a more formal Tudor style of architecture, including intricate brick detailing; while the materials for the private side tend toward a more casual mountain-home style of architecture with a natural stone base and hand-cut wood siding. Primary living spaces and the master bedroom suite, are located on the main level, with guest accommodations on the upper floor of the main house and upper floor of the garage. The architect specified three, commercial grade, side by side full cassette lateral folding arm awnings - two units at 12’2” wide x 10’2” projection and one unit at 15’0” wide x 10’2” projection. Each unit was requested with a manual override Somfy RTS Sunea torque sensing motor so that units would always close tightly regardless of any stretch in the fabric. The system frames specified are made entirely of aluminum which is powder coated using the Qualicoat® powder coating process. Also requested were German Flexon brand non rusting stainless steel chains in the arms of the awnings. Our original contact was from the architect who requested three retractable awnings that would attach to the wall of his client’s home. The architect wanted a contemporary and very “clean” appearance and a product that did not have a valance. The architect also wanted a product where no hardware including roller tubes were visible. A full cassette folding lateral arm awning was thus the perfect choice!

Progressive started by removing the stucco ceiling on the lanai and the round, dated columns. It was replaced with a gorgeous tongue and groove Roman Rock ceiling finished in a warm wood tone. To create the perfect ambiance and a warm, inviting entertainment space, an Amantii electric fireplace was designed into the outdoor living room, along with a full outdoor kitchen by Danver. The outdoor kitchen features a Lynx stainless steel grill, an under-counter Artisan beverage center, metallic matte bronze cabinets in a Key West Door style and a marble and granite countertop.
