We did pressed metal splashbacks on a display in a kitchen showroom I used to manage, and as such many of our clients opted for the same look. Powder Coated is definitely the way to go. It stands up really well for durability and is in fact relatively easy to clean compared to many splashbacks. Often people think that glass or stainless steel are the easiest for cleaning, but due to being such a flat reflective surface they show up every splash and if you're going to clean them you really have to clean the full length of splashback. The textured surface of the pressed metal means that it doesn't reflect the same amount of light so you are able to get away with cleaning it less often, and you can also get away with just cleaning the dirty area rather than the full length. The biggest difficulty we found was getting the splashbacks installed as there aren't really any tradesmen who specialize in fitting pressed metal, and those that were willing to cut & fit it were concerned about what would happen if they damaged the paintwork. We had the panels cut to size first before they were powder coated to minimize the risk of chipping the surface.

correct measurements are the only answer...for your new floorplan you need a room (without any restrictions that would measure at least 2400mm x 2000...it's always possible to squeeze in some minor variations but only if it's worth the cost in convenience, improved value of the property and actual cash outlay.... the front door entry foyer would be lost, the new bathroom doorway wastes more space, the linen cupboards would be too narrow for anything except a few towels and sheets (that can easily be stored in a suitable vanity or bedroom cupboard) the bathtub is gone and you would have spent about $20,000 for a bathroom that is not better than what's already there?? ...the computer programs that we use are called 3D Home Architect and my version 4 is no longer available to buy but i believe siriuskey may have purchased her version recently? these programs do make the plans much easier to see but you must start with accurate measurements and an understanding of spaces needed ...start with a space about 800 x 800 mm for a toilet, 900 x 900mm for a basic shower, 500 x 900 for a single handbasin 1500 x 500 for a double handbasin then add in at least 900 x 900 for a doorway (including space for the frame and space to walk through...same for cavity sliders!) and then you'll need space to walk around in front of the toilet and shower and handbasins ......unfortunately with the plumbing and space restrictions i don't believe it's possible to do more than widen the existing shower space by rearranging the entry wall.(NB you'll still need to spend $5000 to $10,000 for demolition, carpentry, new waterproofing, tiles, shower, vanities wall cabinet, taps, plumbing etc..forget the linen cabinet and store linen in a new vanity and toiletries in a wall hung mirror doored cabinet and keep some width in the entry foyer (minimu 1200 wide) ...removing some of the non structural wall in the kitchen should be the cheapest improvement for the kitchen and add space for a small breakfast bar but removing the end counter would lose valuable counter space that could also be used for a pantry ...before making any decision you need to think about the reason for the changes...are the bathroom, laundry and kitchen in need of immediate repair, is the unit for your own use of needing improvements for rental or resale...?? always happy to draw up your plans but have to nag again about the accurate measurements...try measuring each separate room (ie shower, toilet and vanity, laundry and storage from wall to opposite wall in several places in both directions, ignoring all the fittings but include separate measurement of the diameter of the hot water heater.

Gorgeous brick pavers, I love that look for the floor! It has a rustic appearance yet you're right- sophisticated, even an elegance. I think this would suit the feeling I'm wanting for the room, the pine boards have a rustic appearance, this would go well with them. We have a 1m square oak table with cross back chairs for the dining section and a La Spezia 3 light pendant (Beacon), farmhouse sink, timber hood cover to give you an idea of the look we're going for. Thanks very much for your thoughts on this. I like the idea you're going with, but yes, we have the window and door in already. Door could be trimmed if necessary. It wasn't until the window was already made and the wall sheets and cladding was removed that we realised the original kitchen layout had the back door next to the window, and the door into the laundry section was a modification. I most likely would have put it back where it was originally or had double doors. It made no logical sense for the back door to be a thoroughfare through the laundry, eliminating valuable storage space. I may have just left the kitchen in the original layout and made an entry into the laundry from the kitchen side for a laundry/butler's pantry with fridge in there. Removed the side window for more wall space for storage and changed the existing door to a window. But it's too late now, the outside of the house has all been newly clad so doors and windows are as is. There's no other possible place in the house for a laundry. It is a very tight space. Plan to build an external laundry studio in the future. The one in the house would be temporary, yet need it to accommodate a washer dryer combo for now, and be suitable for prospective buyers/renters in future if the external laundry doesn't eventuate. This is the original 1960's floor plan. A previous owner made internal access into the laundry and made bench space where the original back door was, the next owners opened up the living to dining room and blocked up the hallway doorway which became the fridge space. The cornice didn't match up in the hallway though where the old doorway was. They had made a shelf from the cut out on the hallway side, and the protruding section in the kitchen side became a kind of bulkhead for the fridge. Old hallway We've rebuilt this so that it could have an upper cabinet on the kitchen side/ hallway later if needed. But the lack of space in the hallway didn't allow us to build a linen cupboard, so that will also be needed to be included somewhere in the house. At this stage, thinking we will have to configure the laundry space to have a linen cupboard/ broom cupboard between the dining room and laundry section. Open to ideas too for storage in that limited laundry area space. I'll add more measurements to the floor plan for reference.

Hi Austere. Thanks for your comments. I guess it depends on your scope really. This renovation combines three rooms into one, so a fair bit of reframing, and moving plumbing around to achieve the clients desired layout. The laundry is behind sliders, behind from where the pictures are taken from, so this is a very large room. $15k is achievable, but you would need to be working on a more regular sized bathroom, stick closer to the original layout to save on plumbing & electrical, probably scale back a bit on tiling and fittings, and go to a standard sized cabinet shower rather than a large customized walk-in shower with glass to the ceiling. There are certainly more modest options available to meet budget. Please let me know if we can be of any assistance 🙂
