I live in a townhouse complex and the gutters, garage door etc, will need repainting soon. The body corporate has a wide range of colours - based on colourbond - which we can choose from. I grabbed swatches of possible colours and tested them against the yellowy gold bricks. The colours I liked best didn't look right and one I'd discounted did. So try and see what seems to work to you; squint if necessary but stand back a bit and see The two biggest colours are the brick and the roof, so see what works with them. I suspect black will be too stark a contrast.

Hi all, I can't seem to reply individually to your comments so here's a general one :) Thanks all for the suggestions and experience-I'm really intrigued by these suggestions of pavilion extensions, those links you attached Kate are super striking! Unfortunately for us we are on a fairly small block of land and one side of the house is a narrow driveway-we looked into building a garage/study on the ground but as we have to be 900mm from the neighbouring fence it was going to be very skinny and just not worth it. I appreciate the thoughts shared on keeping our feet on the ground but as we've two young kids and two dogs (and would love to have chickens again) I'm less and less inclined to give up more of the garden which is what we'd have to do if we extend out. Our verandah roof was done back in the 60's and slopes down and leaks in the rain so hence it needs to be lifted up if we were to build out. Kate, I LOVE your idea of the shed! We actually converted a massive steel shed into a gorgeous shed home when we lived in QLD on a massive rural block of land, loved how easy it was to 'knock' down a wall! :) Sadly we have learned the hard way that trying to save money by hiring a draftsperson that didn't ask us what our budget was has cost us time and money, but I guess in a way I'm grateful as this extra time has given me time to consider building up now instead of out. I'm getting a sense that it will be a lot more expensive to do so so might have to wait another 2-3 years to get re-finance happening. In the meantime we are making some changes to the current set up, slowly adding value and making it more enjoyable to live in :)

Hi Ben, advise you engage a Pro to assist you with the front end design process. All these design decisions need to be founded securely on construction cost knowledge, and it's invariably about balancing your requirements to budget within context. Whether it's sub floor, 2nd storey or going out or whatever there are always options on how to achieve your needs and pro/cons & costs to stack up. Working out various configurations of spaces etc is relatively easy, however designing to budget is not, which is where you get the value of utilising professional services for this. These types of projects and investments involved are with all due respect too large, complex and significant to risk DIY'ing the critical front end. You can give it a go but I'll bet you continue to go round in circles. As we explain to our clients in the preliminary conversations, it's not your job to "work it out". All you need to "work out" at this stage is clarifying your particular living requirements and nominate a budget. The "how" and balancing up/negotiation/compromising between the project priorities/requirements and the budget limit is the job of the professional, what the design process deals with, and what we (as design professionals) have the superior capacity/experience to assist you working through it all to achieve the best solution for your particular situation/scenario. My thoughts. Firstly, as has been said, you'll get better results seeking professional help, especially for such an unusual design. The external surfaces are an expensive part of a build. The larger the external surface area per sqm of footprint, the larger the cost per sqm. Seperate wings & courtyards increase the external surface area greatly. This plan has a very large external surface area, so will be costly per sqm, for what is already a very large dwelling. Separate wings also increases hallways & circulation space, which some people find wasteful, & increase the time to move from one part of the house to another. Instead of a U-shaped house, how about an L-shaped house? This would reduce the external surface area of the build & the amount of hallway space, reducing the cost per sqm & the size of the dwelling. With an L-shaped home most rooms could face the outdoor space in the NE side of the block, but some (possibly the minor bedrooms) would likely face the southern street. So, a couple of questions; Is this a newly developed or established area of Sydney? If it's an establish area with neighbours close by, could you post a screenshot of a Google Maps satellite image, to get an idea of outlooks & whether there will be privacy issues with neighbours? How quiet is the southern street? Are you happy to have rooms facing this street? How much busier is the western street? Is it possible to locate the garage facing the western street, or is it too busy for access? I'd much rather have the garage face a noisy street than the master bedroom (although the ensuite will help a bit). Also the western side of a dwelling is a great place to locate a garage, as it shields the house from the hot afternoon sun. The west is not a good place for bedrooms (although again, the ensuite will help). On that note, have a read of this, paying attention to the section on passive design & orientation. http://yourhome.gov.au/passive-design/orientation As for your current design, your bedroom wings are likely to shade your living areas for much of the day in winter. A skillion roof with north facing clerestory windows, as shown in a few of the pictures in this thread, would help get winter sunshine to your living areas. Although an L-shaped build would allow more northern light to the living areas than the current U-shaped plan. Best of luck with the build.
