For most projects we are engaged for we begin with what we call a "feasibility" stage of service which is structured to provide clarity in regards to what are the logical and viable project approaches. The exercise considers options/variations of a nominated project scope within the specific context and applies accurate cost projections to a considered array of scenarios/options in broad form. We find this exercise to be is extremely helpful, particularly when people are scratching their heads with how far or how exactly to best approach a renovation/extension. What it does is provide the client with accurate information and understanding of what is possible in a particular format and for what cost and can hence they are better positioned to make properly informed decisions one way or the other moving forward. Whenever a significant property/project investment is being considering we believe it makes sense to allocate a proportion of the investment to professional advice that will help focus the project direction to both best suit a particular circumstance and also result in a maximised outcome/value.

Nik Star, I’m jealous of your bigger space ; ) - but so happy you have now been reacquainted with your messing tape! We are toying with the idea of putting a cavity slider in. Thank you Ripple Effekt Siriuskey - yes I really LOVE the concept of a “wet room” - Never imagined that our space was big enough for this but now seeing it’s possible, thinking about trying the bath under the window, then the shower and then vanity on the bottom left corner - just flipping yours slightly. Just trying to find a good bath that’s narrower design to allow for the biggest vanity possible. You are all awesome!

For vanity top, chose either a laminate, or engineered stone such as quartz eg: caesarstone, Essastone or silestone.You can get some wonderful laminate colours now, at very budget conscious prices. Look at Laminex and Polytec brands. Acrylic bench tops, in my opinion are dated. Have you looked at the semi inset basins. Basins really come back to personal preference for shape, height. If you have a basin on top of bench top, then install taps in the wall. If you choose inset or semi inset basin then taps installed in basin. Shower must be no smaller than 900 x 900mm. Freestanding bath would be a waste of space in your bathroom. I have attached a photo of a semi inset basin, (caroma) on a laminate bench top (Polytec)

I hope you don't mind... seeing the external pics I have a totally different idea! But don't worry I don't expect you to actually use it, and it's just a rough sketch. You don't need to extend the footprint at all in my opinion. based on the picture of the front of house your drawing is a bit out... the entry stair actually sits to the left of the front door I think. so there is a little more room there, but i'm not sure if its wide enough. So maybe there is enough room to put a hallway back in and create a master suite upstairs? The front deck becomes a private retreat and I put the bath out there! It's only accessible from the master and bed 4. If you don't need that many bedrooms maybe even leave the master and bed 4 combined and have a huuuuge master area. there's still the study downstairs that could also be a spare bedroom. I thought as the front deck is so private it could be really luxurious. The old kitchen becomes the walk-through robe and ensuite. The new kitchen goes straight under the old, and the kitchenette becomes the bathroom,accessible from the pool. the downstairs kitchen is connected to the dining and living, but the posts define the areas. The kitchen can have a halfwall with a servery-style opening between the posts, and will still have that connection. I didn't draw it in on the downstairs picture, but the entry needs to be pushed a little forward and then the stairs run up from the left corner and arrive where the original entry was upstairs. The downstairs living is accessed straight from the entry at front and opens onto the front patio, under the back deck becomes the back patio. I feel like you have less new to build and retain more of the original layout. in fact the upstairs bathroom is entirely intact.
