Hi Blufitch, Sorry for the delay in getting back to you. The four coffee tables are lovely, but I would probably opt for one of the two top ones. That being said, check the measurements first as these round tables might be significantly larger than your existing Ikea table. Re the potted plant, a taller one would be better, or you can put this one on a plant stand or even on a ceramic stool. But if you feel a mirror would be too much due to your mirrored splashback, leave the plant as it is and hang a framed print above the plant. It doesn't need to be big, but it's important that it s not too small so it doesn't look too "lost" on the wall. It's hard for me to judge the size from here, but a 70x40 frame might be ok. You could have only the yellow canvas above the couch, but you would have to bring in a few more brightly-coloured cushions or throw onto the couch, to compensate for the empty wall. Alternatively, you could also hang a large mirror above the couch. If you decide to do this, I think it would be best to move the canvas back to where it was, and hang the mirror in front of the window, so it reflects the natural light around and gives more depth to the room. The large Ikea Stave mirror (in white stained oak) is very reasonably priced and would work great. Just double check it fits first (it's 70x160)! Tell us how yo go! I can see you have already had some great advice and if I offered my choice from the three it would be the middle one. But in truth, I personally wouldn’t have any of them as they just remind me of those ‘real fake’ pictures where a group Thai ‘artists’ each paint a part and pass it on, banging out 100 a day. I am pleased that some Thai family is in employment, just not sure about all the middlemen. For our wedding my wife and I asked all guest to donate whatever they felt they wanted toward a painting, we already had enough kettles. In the end we had enough to buy a painting each. I originally wanted to buy a picture that may go up in value and be something of an investment for my son. The gallery owner who helped us with our choice made this point, that when you choose something for an investment its worth remembering you should enjoy looking at the picture as well. We went with that advice first. I’m sure there must plenty of places where a genuine local artist would appreciate the purchase of their work in order to make a living. My plan when we finish our rebuild here in Christchurch is to fill our walls this way. But if you ended up with an abstract those links on doing one yourself looked interesting.

yes it is a bit of a quirky layout - but for that budget realistically you'll be limited to cosmetics/fit-out upgrades and minimal alterations - there's no way that budget will stretch to cover both renovation + an extension. Advise you seek professional advice in regards to options and likely costs involved one way or the other..., as off the bat, if we were approached with this general brief & budget, we'd be saying likely double or triple it to get it properly reconfigured....the tricky thing on these is where do you draw the line and whether or not it's actually worth doing anything unless you are able to achieve an overall result that makes sense. The issue is that the house zoning is all over the place and if you're going to do anything the whole thing needs to be pulled together to make more sense and function more practically with say main living, master area & secondary bedrooms/kids zones properly organised and positioned so as you correctly identify, you are not doing the "wierd" transition across certain spaces into another than doesn't make sense in terms of the overall residence. Whilst you may have a reasonable amount of existing space, by the time you get it working practically to your needs by trying to rejig within the existing perimeter, you'll be staggered as to what the costs will be. This is a classic example of what we deal with regularly, and more often than not these types of projects scopes will involve (a) increase of budget to achieve the scope and (b) a delicate and carefully though through solution that minimises work to existing and consolidates the spend as cost effectively as possible, which typically is achieved by some form of "clean" demo & extension solution......these days it is often proven false economy to rework within existing building perimeter unless it's confined to relatively cosmetic only upgrades.... After hearing all your feedback and ideas I saw this bathroom when watching a re-run of house rules. It is the charity house main bathroom. It seems to be a similar shape and size to ours. If we move the door as suggested when can do this bathroom I think. It will allow us to have a bath and shower and larger vanity with 2 sinks. While I adore the bath shower at the end of the room SiriusKey while we only have one bathroom in the house for the moment we need 2 options for bathing / showering. They are often used at the same time with the moment. Thought you might like to see the pictures of what I am currently thinking for our bathroom reno. While I love your ideas for creating an ensuite in the current bathroom and moving the bathroom across a bit. This is probably too bigger renovation for our current situation. Sorry for the delay in getting this to you. I have had a sick 9 mo who only wanted cuddles. Not much time for anything else with 2 others to also look after!
