If the set up now is how you like living in it, then I'd leave it. Give your prospective buyers credit for being capable of imagining an extra bedroom where there's currently a study. People like to change things to make them their own.

A lot of people cant visualise or see what is in front of their noses. You need to make it obvious that its primary use is as a bedroom.

I agree, a bedroom has more value. I wonder if you could install a Murphy bed? Then you can still use your office.

Going by that logic Gallifrey, Kim's buyers might potentially be put off because they don't like the study in the lounge and can't imagine it being elsewhere in the house. Do you honestly think people can't grasp that the difference between bedroom and study is just furniture?

Further, isn't it the job of the real estate salesperson to help them imagine making it their own? "This study is a perfect size to convert to a bedroom, and could easily be converted back sometime (by moving furniture...)."

Unless I was certain it would sell in the first couple of weeks, if I were Kim I'd live in my home as I like it to be.

Spot on bigreader. I have recently sold two houses using the best real estate agent in our area. Her advice was to make the study look like a fourth bedroom. Listen to your agent, or don't engage them, and find one who knows how to sell your property. By the way she sold both properties within two days of listing, for more money than we were expecting.

You don't have to hire a house full of furniture. Could be as easy as putting s simple single bed in the room.

Thanks everyone, looks like a popular topic with different viewpoints. In this area ( a country town), though it's a 3 bedroom house, prospective buyers are most likely families who will want to visualise three bedrooms. The lounge and dining area are an L-shape and when I bought the house, they had a study over in the dog leg part. I thought that worked really well and clearly would have been okay to put a dining table in there. The kitchen is large and has a table and chairs there, so either way, I think I'll be okay. Since sitting out in the main room, I actually enjoy this more! I often felt shut away in the study, so I think I'll set it up as a bedroom. I think perspective is incredibly important. I know seeing houses that are empty are so confusing (to me) and seeing furniture in them does help. Lots of food for thought!

Agree with everyone saying to stage it as a bedroom! Even if its just a single bed with a side table- it will add value to the property.

An extra bedroom is a significant way to increase value. The next question is, 'Who is my target buyer?' Once decided, a professional stager will stage the bedroom to suit the target buyer, for example, as a kid's bedroom, a teen bedroom, or a guest bedroom.

Great point. Before fit it, out considering the buyers means I can set it up as a room that would be most relevant.
