Comments (10)ok, here's my go: keep kitchen in current location. fill in wall between living and dining room. remove wall between kitchen and living, replace with steel beams and columns. the living room becomes the new dining room, with access straight from the kitchen. Possible skylight above the new dining room. Remove doors from kitchen or replace with sliders (if cavity available). The back bedroom can become a study. Now for the expensive bit: new building on the back (choose a style, keep the calif bungalow or go modern), all insulated double glazed etc..new living area, 2 beds, maybe an ensuite if necessary. the front bedroom could become the master with it's ready made ensuite. Link the new and old with a light filled living area. An architect will do wonders here, and will probably save u $$ on a poorly designed/constructed build anyway. Comments (83)I've been playing around with a pantry location. Originally, I was going to move the pantry into the laundry with some custom shelving and cut the laundry space in half. Now, Im thinking of cutting into the study area and building a wall there, and converting the new space into a long and narrow walk in pantry. Either that or build half a wall and put built in shelving in the study. Building the extra wall will reduce the need to cover in the door way that is currently in place and instead utilising it. Comments (7)I would be looking carefully at your bathroom and powder room arrangements, especially with the shower and water splash distances. I can't see any shower screens to either shower? As it is drawn I hope you like mopping floors after every shower. For a family home there will be privacy issues when someone needs to access the laundry, while another family member is having a shower. I would separate the laundry and family bathroom into two distinct rooms as the current design is a compromise. With space so tight the second shower in the powder room seems excessive, and it is so small it is not very functional. You need to think carefully about the freestanding bath, the space it takes up, and the cleaning around it. A more traditional bath hob will give you fewer compromises in other areas as it will take up less space. Have you considered flyscreening with your bi-fold doors to the rear? Have you considered how you are going to furnish the living room? There is lots more, no doubt other Houzzers will pick up on. Comments (7)My suggestion is, removing part of formal dining walls, square off front entry, to give more welcoming space. Extend cabinetry and bench top the full length of space into formal dining space. Maybe with cook top and oven on that new bench. Installing a peninsula or island on meals side of kitchen. Your access from carport with sink, can become the scullery area, as this is not in the sight lines of meals living area. Agree, making the study into a walk in robe, is an easy fix. Without readable dimensions these are just quick suggestions. Also a structural engineer should be consulted regarding which are load bearing walls....See Morecjones2011
