I remember years ago being in a similar predicament and someone gave me some mirror tiles - I glued them on the the wall and thought I was very clever. They actually did look much better in my eyes. Try not to spend too much - I think everyone's idea of a shower curtain will all the bathroom colours in it would probably be the best option. You'll laugh about it in years to come and you will love the improvements you make over time. Enjoy the moment, unless you're selling soon your ideas will change after living there, so change when you can afford it - who cares it's YOURS. Good luck, it's so rewarding and so much fun. P.S. now we have a small bathroom, wall to wall tiles, dark grey on the floor and white on all the walls with a large grey tile up each opposing wall, tall mirror over the handbasin which reflects the opposite wall then a full length bath with shower over it. It works perfectly and looks great.

Hi Tania, Congratulations on getting this far, It can be so baffling to take a project on by yourself, furnishings and design. I believe a monochromatic colour scheme is always interesting when pairing black, greys and whites with different textures. Black is one of the few colours that actually matches with everything, It is the most versatile of colours. Any style, including scandinavian, industrial contemporary or mid-century modern can incorporate black into the colour scheme so whatever style you choose will work fantastic and timelessly. Hi Sarah, If you refer back to my initial 'Help' post, you will see the ideas were already there and our dilemma was actually more in relation to which paint colours might work with our bricks. Also, I'm not sure where the idea of us not wanting to add a garden has come from as my post clearly states that the improvements 'will also include a simple low maintenance garden'. I can only assume that the confusion has come about due to so many expressing that we should just do the garden and not worry about anything else, but that would simply put us back to where we were before the previous garden was removed. With all due respect, I can appreciate that many have posted in an effort to save us from what they consider to be unnecessary work and expense, and for that I am truly grateful, because it would be really lovely to simply not worry about doing anything, and as you said, go and enjoy a holiday instead! :) That said, people also need to acknowledge that we are not all of the same opinion when it comes to buying or selling a home. Aside from focusing on our revamp, we've also been actively searching for our 'retirement' home. Suffice to say, the first thing we notice while driving around is kerb appeal, or should I say, a lack of when it comes to some properties, including ours at the moment! :( While the photo's may look good, in reality, the exterior is tired and dated, with the gravel driveway being close to bare earth. Compared to the interior of our home, costs outside have been relatively minimal, therefore I can honestly say that we are quite excited about this project, but, it's goes without saying that we don't want spend a bomb either. Might just be the only little revamp this exterior's ever going to get! :D Anyway Sarah, full credit to you for giving me my first aha moment, which came through reading the final paragraph of your post. You've made me realise, that up until now, some of the decor and colour preferences I've presented are those both myself, and my husband would like if we were the prospective buyers, as opposed to what might work in favour of a broader market. Therefore, after some discussions tonight, we have concluded that... Columns, will definitely be plain square, as round will appear too similar to the existing ones. Front Door and handle will be simple classic Porch tiles - both against the idea of painting, so will definitely replace Paint - haven't ruled out neutral creams. Colour is simply something we're going to have to experiment with Existing gates will stay and get a repaint Our home is a spacious 3 bedroom/ 2 bathroom/ 2 car space with granny flat out the back, therefore we see it appealing more to couples with a young/growing family. I can't thank everyone enough for their time and effort in providing an endless stream of invaluable advice and photos... it's been nothing short of enlightening and I only wish I could print the visual that's in my mind now, compared to the muddle that was present when I first reached out for help. As with any revamp, the journey will be a mix of both highs and lows. That said, it's the end result we're working toward, and we expect to achieve nothing less than a positive outcome. Appreciate the thoughts and this may be a solid option elsewhere in the country but in my circumstances I don't plan to be moving from this property any time before the kids are 18. It is located in Sydney's inner west, and in a specific high school catchment I plan to take advantage of when the kids are older. Stamp duty to buy the property was close to $100k and if moving out even in ten years to a larger property; that averages $10k a year spent on stamp duty. I know 115m2 internal is tight, as is the fixed layout due to existing bedroom walls, ceiling heights, wet areas, and the like - but there has to be a way to make this work... I have read that 4 bedroom apartments should be 102m2 or bigger. I am willing to make compromises where possible but I really want to create that extra separate room "Multi-purpose room" which can double as a study/work area/kids play area/media room/ad-hoc sleeping accommodation". Paul Di Stefano: I don't think these changes essentially equate to 'rearranging a sock drawer' - this is my PPOR so I am not too concerned what other buyers want or resale value if I plan to hold the property for 10-20 years +... (any trends we design for now may well be outdated by then anyway). Many buyers highly value indoor-outdoor integration. By moving the kitchen to centre, it opens up the rear and creates indoor living->outdoor living link. If I get IKEA flatpack kitchen and DIY as much as possible - have a friend reroute the water/drainage/+his licenced electrical friend...hopefully this work would cost sub-$20k. Adding the sliding door to rear is $2.5k. Ensuite, bathroom and laundry I believe I can fitout for $10-15k all up- let's say 15k (again, tiling, raise flooring, showers/fixtures/flat pack laudnry cabinetry install all done in-house without tradies). The only thing I really need professionals for is to move the gas line in kitchen, BIR installs, stone benchtop, and maybe a few adhoc wall demo/construction/doorway moving - lets call that 10k. All up ballpark that is 47.5k? Sirius- If I go with your style plan then I lose the potential 4th bed space and have no where for relatives to stay, babysitter, nanny; etc :( Maybe it is a possibility that the main living space be used for lounge room and kitchen, we can always put dining table in the Multi-purpose room, then when that room is needed for sleeping accommodation, the dining table be moved to the side and kids can eat dinner on island bench bar; lounge or outside table... ? those doors to each side of the fireplace as you suggest - this space is very cramped outside (2.45m width) and potentially would be used to store trailer or garden shed, there is an old terrace built on zero-boundary there and they have a DA to go 2 storeys; which will shadow the whole area. This is why I planned to make the rear south corner a raised deck and try to channel house activity leading out the existing glass french door to that deck, or the rear sliding door.
